As our Regional Vice President, will support the south and is responsible for leading an engaged team, who achieves financial expectations, supports the area managers to ensure they meet all KPI's, lease up, and stabilization expectations within the timelines given and have fun while doing it. The ideal leader will break through obstacles, and have the passion, integrity and initiative to lead effectively and meet all KPI's, engagement, financial and operational metrics The ideal leader will have the ability to teach others to make decisive decisions, be able to collaborate with those the decision impacts, know how to empower people, improve the portfolio and have fun while doing it all!

Summary of responsibilities:
  • Responsible for strategic planning with leaders to meet or exceed expectations
  • Understand, analyze, and review metrics, dashboards and reporting with the leaders to drive progress, including forecasting real future occupancy and maintenance needs.
  • Analyze trends, identify areas of opportunity, and develop detailed plans for improvement
  • Know and understand pipeline metrics and how to consistently drive positive sales and leasing results
  • Meet rental NOI throughout the portfolio, with at least 90% of assigned communities meeting financial expectations.
  • Maintain physical and economic occupancy expectations at each community.
  • Break through barriers that arise in new construction to meet lease up expectations.
  • Complete periodic site visits and complete necessary reporting
  • Create quarterly portfolio reviews with the assistance of the VP of portfolio mgmt. and present to the executive team members
  • Work with accounting and review annual community budgets with emphasis on year-over-year growth.
  • Responsible for ensuring the area mgrs. execute on all phases of a community, including stabilization timelines being met.
  • Lead, Manage, and Develop a team of at least 4 area or regional managers
  • Provide continuous support to the area managers in the southern regions ensuring area managers and regional managers have clear expectations and the tools to succeed
  • Conduct weekly 1:1s to provide regular guidance, developing their ability to make decisions that break through barriers and achieve direction while providing feedback and encouragement
  • Collaborate with various departments and key stakeholders to collect feedback and align on priorities, direction, and expectations
  • Effectively evaluate team members, setting clear expectations with a goal to reset team members on a course to success.
  • Conduct monthly financial reviews with direct reports, with an expectation that at least 90% of the portfolio is achieving the expected KPI's.
  • Ensure all reporting, inspection follow up requirements, warranty work and annual recertifications are completed in the portfolio on time, every time,

  • Ensure that all work processes are followed, and that work is done in compliance with Fair Housing laws, rules, regulations, and policies
  • Lead the team to "Have fun while doing their jobs the best way possible" while meeting financial and engagement expectations.


Required Skills:
  • Bachelor's degree in property mgmt., accounting, leadership, management, finance, or a related field; or relevant experience
  • Minimum of 10 years of experience in operations, with at least 5 years in a regional leadership role.
  • Minimum of 7 years in affordable housing, LIHTC
  • Must be located in the Atlanta Georgia area, or be willing to relocate to the area
  • Proven track record of successfully leading and managing teams.
  • Ability to use Outlook, Excel, Word, and PowerPoint.


Preferred Skills:
  • Strong strategic thinking and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Ability to work collaboratively with diverse teams and stakeholders.
  • Proficiency in Yardi property management software and other relevant technologies.
  • Experience with PowerBI Language skills - ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Math skills - ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical solutions.
  • Reasoning ability - ability to solve practical problems and deal with a variety of concrete variables in situations where only limited
  • standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule forms.
