The Revenue & Asset Strategy Manager will play a critical role in overseeing and monitoring the performance of both market-rate and affordable assets, ensuring strategic alignment with company objectives. This position will report directly to the Director and will serve as the key liaison between internal teams and external partners.

The Revenue & Asset Strategy Manager will be responsible for analyzing asset performance, overseeing a team of analysts, identifying trends, and advising leadership on high-risk lease-up deals. While the Director will focus on front-end strategic insights and briefings, this role will ensure ongoing execution, reporting, and oversight of asset performance across the portfolio.

Key Responsibilities:
  • Performance Monitoring: Track and analyze performance across all NRP market-rate and affordable assets.
  • Team Leadership: Oversee and guide a small team of market and affordable analysts in performance decisions.
  • Strategic Presentations:
    • Present findings and recommendations internally to Director and other NRP leadership.
    • Communicate externally with Equity Partners regarding pricing concerns, milestone reviews, and asset progress.
  • Revenue Strategy Execution: Work closely with Analysts to ensure lease-ups align with revenue strategies.
  • Risk Advisory: Advise the Director on high-risk lease-up deals and provide updates on goal achievement.
  • Data-Driven Insights: Generate and review manager-level reporting to identify and showcase trends across assets.
  • Meeting Leadership:
    • Attend weekly meetings with Analysts & RPMs to ensure alignment with leasing strategies.
    • Engage in focus calls to evaluate asset risks and opportunities.
  • Quality Control & Audits:
    • Regularly review deals, perform gut checks, and verify pricing accuracy.
    • Ensure online listings and pricing information remain accurate and reflective of market conditions.
  • Escalation & Reporting: Proactively raise concerns and opportunities through structured reporting and meetings.
  • Stakeholder Communication: Maintain effective communication with external stakeholders, including equity partners, regarding revenue performance and pricing adjustments.


Education:
  • Bachelor's degree in Business, Real Estate, Finance, Property Management, or a related field.
  • Equivalent experience in asset management, revenue management, or property operations will also be considered.


Qualifications:
  • Work Experience: A minimum of 4 years of experience in Asset Management, Revenue Management, or Property Operations. Experience in Investor Relations is preferred but not required.
  • Strategic & Analytical Thinking: Proven ability to analyze market trends, assess asset performance, and develop data-driven pricing strategies.
  • Leadership & Team Oversight: Demonstrated experience managing, mentoring, and leading teams to achieve performance and revenue goals.
  • Strong Communication Skills: Ability to effectively present complex data and insights to internal stakeholders and external partners.
  • Market Knowledge & Adaptability: In-depth understanding of both market-rate and affordable housing sectors, with the ability to adapt to shifting market conditions.
  • Detail-Oriented & Process-Driven: Strong attention to detail with the ability to audit, refine, and implement pricing strategies while ensuring operational efficiency.
  • Problem-Solving & Initiative: A proactive mindset with the ability to identify challenges, develop solutions, and drive strategic initiatives.
  • Financial & Data Acumen: Experience in financial modeling, performance analysis, and market forecasting to support revenue strategies.
  • Stakeholder Engagement: Ability to collaborate effectively with investors, equity partners, and senior leadership to align asset management objectives.


Skills / System Experience:
  • Advanced Microsoft Excel proficiency.
  • Experience with Yieldstar / AIRM / RevIQ (preferred but not required).
  • Familiarity with Yardi (preferred but not required).
  • Strong ability to synthesize data and generate actionable insights.
  • Experience with data visualization and reporting tools is a plus.
