Position Title:

Security Manager

Reports to:

Kohanaiki Community Association Director

Job Summary:

The Kohanaiki Security Manager oversees all aspects of Safety and Security for the Kohanaiki Private Community and the residences and amenities within, as well as the other entities that the Kohanaiki Provides Security for to include the adjacent County Beach Park and Open Space Area. The Kohanaiki Security Manager will ensure that the security team maintains the appropriate level of professionalism for their role, but also maintains an "Aloha First" mentality for all interactions whether they be with members, guests, co-workers, or the beach going public.

Job Specifics:

Managing Security/Loss Prevention Operations
  • Assists in administering fire prevention programs and emergency preparedness.
  • Conducts hazard and risk assessments at the property to include quarterly Occupational Safety and Health Administration (OSHA)/SAFETY audits, incident tracking, and the hazard abatement process.
  • Develops detailed shut down procedures for the property to ensure that all areas are secured at the appropriate times.
  • Complies with applicable laws and safety regulations.
  • Assists with execution of monthly Safety Meetings
  • Assists with execution of Annual Safety Refresher Trainings and New Hire Safety Orientation Training
  • Creation, Review, implementation, and updating as necessary, of departmental Standard Operating Procedures.
  • Security team uniform inventories and management
  • Management of property wide lost and found policies.
  • Assist with planning and implementation for security of special events
  • Purchase and organize security and safety supplies
  • Management of emergency protocols for property and assurance staff are properly trained and informed of procedures. Ensure certifications are current for all staff and coordinate necessary training as needed (CPR, AED, First Aid)
  • Development and initiation of protocols for managing and tracking the daily ingress/egress to the property and entry hale operations, and gate control.
  • Record Keeping: daily, monthly, and yearly
  • Responsible Management of departmental budget
  • Cultivate relationships with Hawaii County Emergency Responders (HFD, HPD, etc.) to help ensure prompt response times to Kohanaiki Property when needed.
  • Management and support of remote alarm systems throughout property in hale club units, or clubhouse
  • Manage the property's Key Controls program
  • In collaboration with IT team, manage oversight of Security Camera systems on property, and be responsible for camera investigations should they arise.
  • Management of member vehicle decals and gate transponder systems.


Leading Security/Loss Prevention
  • Management of Security Staff, including but not limited to hiring, training and mentoring, scheduling, managing time off, employee appreciation events, etc.
  • Communicates critical information to Loss Prevention officers based on knowledge gained at leadership meetings.
  • Emphasizes teamwork, close working relationships with other departments and assertive hospitality to serve as a deterrent to crime.
  • Encourages and builds mutual trust, respect, and cooperation among team members.


Providing Exceptional Member Service
  • Meets quality standards and customer expectations on a daily basis.
  • Identifies the educational needs of others, developing formal educational or training programs or classes, and teaching or instructing others.


Qualifications:
  • Hawaii Guard Card & Driver's License Required
  • High school diploma or GED and/or 2-year degree from an accredited university in Criminal Justice or related major with experience
  • 1-3 years Hospitality Security Management experience leading a team at a Private Club or Luxury Hotel
  • Excellent verbal communication skills.
  • Excellent customer service skills.
  • Excellent inter-personal skills.
  • Ability to speak English fluently.

Dependability:
  • Attendance: Adheres to established schedule of work hours. Follows established procedures for early notification to supervisor when unable to report to work. Call a manager 30 minutes before shift starts to avoid an improper call in.
  • Punctuality: Arrives to work at scheduled times and works until authorized to leave.
  • Attends all mandatory education/in-service programs and demonstrates understanding of responsibilities through appropriate actions.
  • Demonstrates effective communication by utilizing positive verbal and non-verbal skills in all interactions.
  • Must be able to work a flexible schedule and extra hours when needed.


Safety:
  • Demonstrates adherence to the club's safe practice procedures and makes recommendations to improve safety. Reports any unsafe work practice to supervisor.
  • Consistently utilizes proper body mechanics in performance of responsibilities, as evidenced by supervisor's observation and no injury to self or others due to improper work habits.
  • Follows proper reporting procedures when injured at work. Is aware of the location of material safety data sheets and refers to them when necessary.


Other Duties:

  • Assist with any special project as assigned by management.
