Senior Financial Planning and Analysis Analyst, Corporate Office - Boston, MA
The Senior Financial Planning and Analysis Analyst supports the Director of Financial Planning and Analysis on the company's portfolio of real estate holdings including the review and assessment of the individual properties' performance, including the local and regional economic/market factors and developments that are judged to impact their performance, portfolio performance, preparing valuations, and other miscellaneous financial analysis relating to the properties. In addition, the Financial Planning and Analysis Analyst will recommend efficient measures to analyze portfolio data, streamline reporting and analysis within the portfolio.
Supervision Received: Reports to Financial Planning and Analysis Manager

Essential Functions of the Position:
- Create and maintain financial valuation models for the portfolio for use in the corporate valuation and corporate budget process.
- Requires a thorough understanding and experience with real estate operating and loan agreement to properly determine flow of cash flows in accordance with these complicated governance documents.
- Prepare analysis for the annual budget approval process. Isolate any outliers and resolve issues with Financial Managers and SVPs.
- Requires thorough understanding of the process used in preparing annual reforecasts and operating and capital budgets for each asset.
- Project and monitor cash flow and net operating income by analyzing operating data and annual budgets.
- Requires thorough understanding of each asset, to identify problem areas, and present solutions to maximize net operating income and cash flow.
- Complete all debt service coverage ratio tests for development entities for their receipt of equity installments.
- Determine and apply appropriate methodology per the operating agreement. Work with development and management teams to identify any problems and provide solutions to achieve this requirement.
- Analyze financial reports (balance sheet, income statement, etc.) quarterly to assess the performance of key assets and the portfolio.
- Consolidate key operating challenges for reporting and presentation to the CFO/CEO during property performance meetings.
- Preparation and completion of fund level analysis, review of property level waterfalls and distribution calculations.
- Requires a thorough understanding the capital structure of each property and be familiar with both partnership and loan agreements.
- Participate in the long term, strategic planning of assets.
- Execute key initiatives or special projects of the CFO.
- Complete financial analysis related to refinancing and disposition opportunities within the portfolio, as needed.
- Complete required reporting and analysis for the Beacon board, internal owners, external investors, lenders and senior managements
- Monitor key financial benchmarks including occupancy and collections.

Minimum Qualifications:
Education:
- BA or BS in Finance, Accounting, Business, Economics, Real Estate or related field.
Qualifications, Abilities and Skills:
- At least 3 years of experience as a financial analyst or equivalent in real estate assets and a solid understanding of financing structures and entity governance documents.
- Experience with both affordable and market-rate multifamily properties.
- Strong analytical and problem-solving skills.
- Significant experience with financing, operations and financial modeling/analysis.
- Advanced knowledge of Excel, PowerPoint, Word.
- Ability to effectively communicate to team members, senior management, and investors, verbal and written.
- Significant experience with financing, operations and financial modeling/analysis.
Travel requirements:
- Some travel may be required, as our portfolio consists of assets throughout New England, the Mid-Atlantic and Northeast.
