The Senior Lease Up Asset Manager is responsible for overseeing the initial investment lifecycle of a portfolio of affordable multifamily assets. This includes, but is not limited to, monitoring the original investment plan, communicating about performance, reforecasting when assets have strayed from the investment plan, and/or advising on enhancements to leasing performance.

ESSENTIAL JOB FUNCTIONS:
  • Develop and execute strategies to drive leasing activity and revenue growth across the portfolio
  • Provide innovative leasing guidance to various leasing teams and internal departments to help achieve leasing goals across a portfolio across different locations
  • Determine effectiveness of expense-controlling and revenue-enhancing initiatives, and implement accordingly through the management and financing teams
  • Establish review processes to analyze financial performance against budgets
  • Conduct monthly property visits to assess onsite performance/operations, curb appeal, and ensure Elmington standards are met
  • Forecast asset performance by conducting ongoing evaluation of lease up and cash flow during the lease up period to ensure the properties maintain or accelerate stabilization and permanent loan conversion
  • Analyze portfolio trends and external market trends impacting asset performance
  • Track assets' performance through various reporting methods shared with stakeholders
  • Conducts internal audits of finance, compliance, and leasing systems to ensure the portfolio is compliant with all applicable regulations
  • Work closely with the development team during underwriting and due diligence efforts to ensure sound investment strategies are followed through changing markets
  • Work closely with the marketing, preleasing, and compliance teams to ensure all properties meet the objectives when first entering a market
  • Work closely with property management team, and all lines of business across Elmington
  • Perform all other duties as assigned


SPECIFIC EDUCATION OR EXPERIENCE:
  • Bachelor's degree in a related field
  • 3 years or more experience in leasing properties across different geographic footprints in either an asset management or property management capacity
  • 5-10 years' experience in asset management, real estate analytics, or similar industry preferred but not required


PHYSICAL DEMANDS AND WORK ENVIRONMENT:
  • Frequently sit, stand and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 25 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.


TRAVEL REQUIREMENTS:
  • Travel up to 25% of the time.
