POSITION OVERVIEW:

The Senior Regional Manager is an important, hands-on role, responsible for overseeing a larger and more complex portfolio of properties compared to a Regional Manager and operates with greater autonomy. The Senior Regional Manager ensures that financial targets are met, operations enhance community value, and resident satisfaction remains high. This role involves recruiting, training, motivating, and developing onsite teams to achieve peak performance. Additionally, the Senior Regional Manager serves as the primary liaison between clients, onsite teams, and the corporate office/ownership, and mentors new Regional Managers.

RESPONSIBILITIES:
  • Customer Service: Deliver exceptional customer service both internally and externally. Ensure client communication is of the highest quality, thorough, professional, and timely.
  • Talent Management: Collaborate with Human Resources to recruit and develop talent, manage personnel issues, conduct annual reviews, and assist with onboarding new employees. Ensure property teams are well-trained, understand policies and procedures, and are aligned with property goals. Maintain high performance standards and meet all deadlines.
  • Market Knowledge: Stay informed about all aspects of the property portfolio and respective markets. Ensure staff are also aware of market changes.
  • Marketing: Develop and execute annual marketing plans in collaboration with onsite and Leasing and Marketing teams. Ensure marketing efforts are effective, enforce best practices, and monitor return on investment. Adjust tactics to maximize occupancy and rental rates.
  • Goal Setting: Manage the annual goal-setting process for the portfolio. Collaborate with clients and the Vice President on rental rate setting, lease-up goals, and operating budgets.
  • Budget Management: Oversee the development of annual property budgets with the General Manager. Present budgets for approval and ensure properties operate within approved guidelines. Review and approve monthly financials, analyze operating results, and reforecast when necessary.
  • Decision Making: Make decisions and recommendations with an ownership perspective. Present out-of-budget requests in a client-ready format with thorough analysis. Address expense and revenue variances with appropriate justifications.
  • Property Inspections: Conduct quarterly property inspections as per company policy, document conditions, and ensure timely follow-ups.
  • Turn Planning: Oversee and support the planning and execution of annual Turn for the portfolio.
  • Policy Compliance: Ensure property operations align with Campus Advantage's Policies and Procedures.
  • Deadline Management: Meet all required deadlines and ensure the team does the same.
  • Mentorship: Provide routine and documented guidance to new Regional Managers, both those new to the organization and those new to the role.

QUALIFICATIONS, EXPERIENCE & SKILLS

Qualifications:
  • Bachelor's degree in Business Administration or related field; a Master's degree is advantageous.

Experience:
  • Minimum 4 years multi-site experience. Student housing experience is required.

  • Proven track record of creation and execution of effective marketing and leasing plans and activities
  • PC Literacy (Microsoft Office).
  • Entrata Experience preferred.
