JOB FUNCTION:

The Senior Acquisitions Manager is responsible for leading the sourcing, evaluation, and execution of real estate investment opportunities, with a focus on commercial property acquisitions, land acquisition, and evaluating development potential of existing land holdings. This role plays a key part in aligning the acquisition strategy with the company's broader investment and development goals. The position requires strategic thinking, strong financial acumen, and a collaborative approach to working across internal teams and with external stakeholders, along with a proactive mindset for deal sourcing and cultivating a robust network of industry contacts.

Responsibilities

PRIMARY DUTIES & RESPONSIBILITIES:
  • Strategic Planning: Support in the development and execution of the Company's real estate acquisition strategies for commercial properties and land, identifying high-impact development opportunities in line with overall business objectives.
  • Sourcing & Deal Origination: Source acquisition opportunities through relationships with brokers, property owners, municipalities, and developers. Conduct market research to identify trends and maintain a robust pipeline of targets.
  • Financial Analysis & Underwriting: Oversee financial modeling and underwriting, perform sensitivity analyses, and coordinate with internal teams to ensure accuracy and alignment with strategic objectives.
  • Land Acquisition & Development Feasibility: Evaluate land for future development, interpret zoning regulations, and provide strategic input on portfolio optimization.
  • Transaction Execution & Negotiation: Manage the end-to-end acquisition process, including sourcing, underwriting, negotiation, due diligence, and closing. Lead negotiations with property owners, brokers, and legal teams to secure favorable acquisition terms, and present investment recommendations to stakeholders.
  • Due Diligence & Risk Management: Direct due diligence, collaborate with teams to evaluate project feasibility, ensuring thorough evaluation of all property, legal, and financial risks before acquisition approval.
  • Stakeholder Engagement: Build and maintain relationships with investors, lenders, and key industry stakeholders. Represent the company at industry events and in negotiations with high-level contacts.
  • Reporting & Presentations: Prepare and present acquisition opportunities, investment strategies, and deal summaries to the executive team and investment committee for approval.


Qualifications

POSITION REQUIREMENTS & QUALIFICATIONS:
  • Member of the Church of Jesus Christ of Latter-day Saints and currently temple-worthy.
  • Bachelor's degree in Real Estate, Finance, Business, or a related field. MBA or Master's degree is strongly preferred.
  • 10+ years of experience in real estate acquisitions, with a proven track record of closing large, complex transactions. 5+ years land acquisition experience strongly preferred.
  • Extensive knowledge of domestic real estate markets, regulations, and economic trends.
  • Advanced financial acumen, with expertise in real estate financial modeling, deal structuring, and investment analysis.
  • Strategic thinking with a demonstrated ability to adapt to changing market conditions and support teams through growth phases.
  • Expertise in negotiation, transaction structuring, and legal frameworks related to real estate.
  • Strong network of industry contacts, including institutional investors, developers, and key players in the global real estate sector.
  • Excellent communication and presentation skills, with the ability to engage effectively with senior leadership.
  • Travel required.
  • Strong written and verbal communication skills, with an emphasis on clear and concise financial reporting.
