Position Summary:
Responsible for executing a strategic planning for building maintenance, manage third party contractors and ensures health safety and well-being of our employees in Bridgewater Site. Responsible for maintenance and functionality of infrastructure systems: fire prevention and suppression, security system including access control devices, server rooms compliance, performance of elevators, doors functionality, and other key equipment supporting the workplace. In addition responsible for Pest Control performance and for management of Capital Expense projects related to building improvements and construction. Main contact point with the Landlord to ensure good communication and service, according to the contract terms. Responsible for transferring campus communication to the Bridgewater NHS employees.
This position works in coordination with the Maintenance area to provide appropriate preventive maintenance to the infrastructure systems in the scope of this role.
Key Responsibilities:
Building Operations
Handle day-to-day operations of the soft facilities management to provide the best customer experience for employees in the building. Communicate clearly with the Leadership Team and employees regarding building activities and problems.
Provide the best customer experience for people working or visiting our Site by working in coordination with the Sr. Event Planner and maintenance department to ensure proper functionality of the amenities and services in the building
Perform inspections and test of key infrastructure systems: fire prevention, security, elevators, doors, etc.
Maintain close relationship with the Landlord to communicate to our employees of activities in the Site that can affect their daily activities
Provide support to ensure that hard Facilities Management services (HVAC, electrical, plumbing, compressed air, nitrogen) are provided to maintain a smooth operation.
External Services
Manage key service providers relationships to ensure high quality deliverables
Cultivates strong working relationships with the vendors
Supervise external service providers under the scope of this role, to confirm that the correct safety requirements were met and the work was performed successfully without impacting negatively other areas.
Capital Investment Projects
Manage capital projects related to building improvements, including appropriate planning and budget control, to minimize impact to other areas and maximizing the benefit for Nestle Health Science
Prepare annual capital expenditure plans to address building and soft facilities management improvements
Compliance
Ensure a safe & compliant physical environment for employees and accommodate additional workspace for new employees in coordination with the Sr. Event Planner
Establish and ensures compliance with internal and external regulations for the location, including all applicable federal, state, and local municipal laws, regulations, rules, directives, and best practices
Maintain operating budgets for his area and partner closely with Finance and Maintenance to follow the appropriate procedures and to ensure good control of resources
Experience and Education Requirements:
B.S. or M.S. Degree in Engineering, Mechanical, Civil, Electrical, or related field, with experience in utility systems management.
Facilities Management Certification is desired
Minimum 7 years of hands-on experience in facility management, maintenance or site operations
Experience leading of participating in engineering and Capital Investment projects
Working knowledge of engineering standards, OSHA standards, NFPA and construction regulations
Experience managing continuous improvement projects
Knowledge of utilities engineering
Excellent collaboration skills and ability to influence and coordinate multiple stakeholders.
Experience dealing with local regulatory authorities
Detail oriented, analytical and proficient in Microsoft Office
