Position Summary:

To manage and monitor the development progress of land and lots; and ensure new communities and/or lots are delivered within budget, in a timely fashion, and consistent with the Development Specifications.

Essential Functions:

General:
  • Meet with the VP of Land Development and Land Development Manager to review acquisition opportunities (land or lots).
  • Order/review third party reports and confirm suitability for the intended use during due diligence.
  • Identify site constraints and propose solutions with projected costs as needed.
  • Generate and manage budgets with the VP of Land Development and Land Development Manager.
  • Be familiar with land contracts and obligations of Purchaser and Seller.
  • Work with the Division team to identify mail kiosk locations, create monumentation and entrance plans, amenity plans, open space plans, and landscape plans; and communicate to development partners when applicable or incorporate into construction drawings.
  • Initiate the lot/community transfer & acceptance process: manage lot/community acceptance checklists through final acceptance.
  • Work jointly with Construction Managers to ensure lots meet development specifications.
  • Inspect communities for completion and coordinate resolutions with development partners/sellers until all common areas are accepted by the HOA.
  • Handle and resolve builder concerns after lots go into production.
  • Review site condition variances quarterly with Construction Manager.
  • Support the Construction team with erosion control measures and compliance.
  • Effectively communicate and collaborate with internal and external parties and professionally represent Smith Douglas.
  • Deliver lots on time, within budget, and to company standards.
  • Special projects or assignments as requested.


  • Lot and VDL Acquisitions:
  • Work with project engineers, soil consultants, wetland consultants and other development consultants to complete lot fit exhibits, septic designs, lot matrices, fine grade plans, and erosion control plans.
  • Procure proposals and budgets for monuments/entry features, landscape plans, fencing, and/or mail kiosks. Obtain necessary approvals, easements, permits, and oversee installation.


  • Self-Development Deals:

  • Collaborate with the VP Of Land Development to plan, entitle, and execute new subdivisions including, but not limited to: manage consultants to produce final construction drawings; acquire easements and state/local/federal permits; identify required bonds and track through completion of work for release; and oversee projects through to turnover to the HOA and new board.


  • Minimum Job Requirements:

    Education:
    • Bachelor's degree in Civil Engineering, Land Development Management, Business Management or related field.


    Experience:
    • 3 - 5 years previous land development experience.
    • Incumbent should have working knowledge of residential construction or similar industry.


    Technical/Professional Skills:
    • Understanding of the land development/construction process.


    Computer Skills:
    • Microsoft Office
    • CIMS


    Other Skills:
    • Preferred that incumbent have a network of land development consultants and related trades.
