The Superintendent will provide overall on-site administrative and technical management on construction projects. Co-partner with the Project Manager, working together to resolve issues with budgets, trade partners, suppliers, RFIs, and schedules to ensure that jobs are completed on time and of the highest quality. Manages and maintains Petra Safety program ensuring that all work installed meets specified quality standards. They are the leader and manager of all construction work that occurs within the contracted scope of the project, whether by other Petra Team members, contracted trade partners or vendors, or workers contracted directly with the client.

KEY ACCOUNTABILITIES

  • Be a leader and a positive role model as an ambassador to the community by living PETRA's Culture and Petra's Core Values. Further the advancement of OUR Vision and Mission Statements.
  • Partner with the Project Manager to clearly understand project objectives and metrics of success, communicate them to the Project TEAM, and ensure they are met.
  • Schedule and facilitate regular coordination meetings with trade partners and vendors, planning the work to occur, resolving conflicts, and holding trade partners and vendors accountable for commitments.
  • Supervise total construction effort to ensure project is constructed in accordance with design, budget, and schedule. Includes interfacing with client representatives, suppliers, local jurisdictions, and other contractors.
  • Plan, coordinate and supervise onsite functions (scheduling, inspections, engineering, material control, and may provide day-to-day direction of onsite team members, etc.).
  • Supervise craft employees and/or other contractors as required by the contract.
  • Communicate with the owner while on-site (always coordinating official responses with the Project Manager) and navigate challenges in a way that maintains strong relationships.
  • Participate in regular owner-architect-contractor (OAC) meetings with the owner, design team, Project Team, and key partners.
  • Maintain healthy and productive relationships with local city and municipal inspectors and partners.
  • Responsible for quality assurance and quality control of all work performed onsite, whether through self-observation/verification, delegation, or managed oversight.
  • May authorize and/or approve all onsite personnel assignments, purchase requisitions, rental equipment, temporary laborers, etc. to the extent allowed by PETRA Policy, Processes & Procedures.
  • Provide technical assistance, interpretation of drawings, and recommended construction methods, as required.
  • Develop and implement project specific procedures, working documents, standards, and schedules.
  • Ensure all onsite personnel comply with project procedures, safety program requirements, work rules, etc.
  • Document all violations, notify project management, and recommend/implement corrective actions as required.
  • Assume responsibility for productivity of trades, efficient use of materials & equipment, and contractual performance of the work scope.
  • Provide project documentation, daily reports, and pictures to record appropriate levels of progress.

QUALIFICATIONS & COMPETENCIES:

  • Minimum eight (7) years' experience in general contracting construction management. Experience as an Assistant Superintendent is preferred. Bachelor's degree with concentration in construction management is desired OR any combination of education and experience that demonstrates the ability to perform the job duties (required).
  • Must have completed three (3) to five (5) commercial construction projects.
  • Must have a strong understanding of contracts with clients, subcontracts with trade partners and vendors, and be able to efficiently navigate them to determine Petra requirements and obligations.
  • OSHA 10-hour and CPR/first aid certification required either initially or upon hire.
  • Thorough knowledge of all aspects of construction (equipment and methods) including but not limited to craft agreements, jurisdiction, negotiations, engineering, cost control schedules, and safety.
  • Must be competent utilizing technology including but not limited to project management software (Procore, preferred), Bluebeam, MS Project, P6 and MS Office Suite including SharePoint, OneDrive, Teams and PowerPoint.
  • Strong understanding of generally accepted construction processes such as requests for information, submittals, change order management, and project execution.
  • Must apply innovative and effective management techniques to maximize employee performance with thorough understanding of corporate and industry practices, processes, and standards, and their impact on project activities.
  • Must be organized, reliable, punctual, and be able to work in a team-oriented atmosphere while maintaining confidentiality.
  • A proven self-starter with the ability to manage and maintain timelines and deadlines.
