Experience: Minimum eight years of progressive commercial property management experience. Previous team leadership is required.
Education: Bachelor's degree, Professional Degree preferred or equivalent
experience. Real Estate certifications/ General contractor license is a plus.
Skills: Proficient in Microsoft Office Suite, Yardi enterprise software, and/or
property management tools such as CMMS (Computerized Maintenance
Management Solution) Systems. Effective communication skills and
organizational capabilities.
Ability to manage confidential materials, and work on priority projects, a self
starter who can function without continuous direct supervision. Able to
demonstrate language, math, and reasoning skills consistent with those in
similar level positions.
Requirements: Has a valid driver's license and reliable personal
transportation means available. Occasional domestic travel is required.
Regular and reliable attendance.
DUTIES AND RESPONSIBILITIES:
Directs the execution and compliance with all construction and property management processes and procedures. This includes monitoring performance and ensuring adherence to company policies.
Provides leadership to the Construction and Property Management teams promoting professional growth within the team. Responsible for training and motivating the staff to perform at an elevated level of professionalism and productivity. Trains and develops staff, enabling achievement of business goals. Sets department goals aligned with organizational goals and allocates resources necessary to achieve these goals.
Leads continuous improvement efforts regarding departmental processes and procedures in compliance with overall company policies.
Develop field maintenance team strategies and processes to properly execute work schedules, complete projects, and track hour and material cost for tenant reconciliation
Oversees and works to increase gross margin and billable hours from field maintenance team.
Provides leadership in maintaining and tracking all equipment, trucks and other items used by the field maintenance team to ensure company assets are properly used and maintained in accordance with standard preventive maintenance processes.
Formulates portfolio-wide plans to include emergency response procedures and department specific policies and procedures. Remains available for emergency phone calls after hours as back-up to Property Managers and to provide Property Managers with assistance as needed.
Directs the preparation and review of annual property expense budgets, reforecasts, management plans, monthly performance reports and variance reports. Reviews financial reports on a monthly basis for the entire property portfolio.
Develops and manages a best-in-class customer service experience for all Owners and Tenants.
Supports the Construction and Property Management reporting needs to the Executive Team and aids in setting and execution of the strategic plans for the company. This includes supporting and exemplifying the culture of the company.
Oversees continuous process improvement for all operational processes involved in maintaining shopping centers, including tenant relations and establishing and maintaining national vendor partnerships and relationships.
Oversees the planning, budgeting and control of property level operating and capital expenditures. Responsible for review of annual budgets, forecasts, management plans, repair and maintenance monthly performance reports and variance reports. Reviews and approves operating expenses and recovery processes.
Authorizes expenses, signs legal documents within delegated approval limits, and makes reports to the Senior Vice President and Chief Operating Officer and/or the Executive Team, as applicable
Responsible for development of long-term planning of asset preservation for building envelope, preventive maintenance programs, mechanical systems, renovations, etc.
Performs periodic inspections of properties and directs the Construction and Property Management teams to maintain a long-term plan for the sustainability and preservation of Regency's shopping centers.
Maximizes utilization of computerized property management tools such as the Yardi system to gain operational efficiencies and create capacity to support growth
Promotes safety for all team members and vendors
Protects, defends, and represents the goodwill, reputation and good standing of Regency and affiliates.
