The Vice President of Construction Services-Regional will support project development within the Region assigned in the U.S. by overseeing all phases of pre-construction, construction, and project close-out/transition to management. The VPCS will be responsible for oversight of Preconstruction/Construction/Close-out phases of a project as it relates to schedule, budget, value engineering, constructability review, coordination with Leasing/Operations/Maintenance, support the Project Developer through the project, attend meetings virtually and in person, travel to project sites and attend meetings as required, negotiate and manage the General Contractor Contract, review monthly pay requisition, manage the Owner hard cost contingency, prepare monthly reports, attend monthly project review meeting with TMO leadership, all with the end result in attaining on-time/on-budget delivery. In addition, this position is expected to support the Development Team, and business growth through actions, and interactions in performing this role.

Responsibilities

  • Work directly with the regional developers and financial analysts on new development opportunities, as it relates to hard costs.
  • Participate as needed in RFQs/RFPs.
  • Oversee Preconstruction on assigned projects, including procuring and managing of consultants, and the General Contractor.
  • Negotiate and manage the Contract for construction, being either a Lump Sum or Guaranteed Max based contract.
  • Provide support and input to the developer, and financial analyst to provide hard cost and construction duration for the proforma.
  • Provide constructability reviews and value engineering throughout the preconstruction process.
  • Maintain and monitor hard cost contingency budget through construction.
  • Construction oversight as required.
  • Provide Owner responses for Pay Requisitions, Buyout, RFIs, Submittals/Substitutions, Schedule, Budget/Potential Change Orders, Quality, Safety, and other related Owner concerns.
  • Keep a data base of General Contractors, and area construction costs for the Southeast region.
  • Develop key relationships with General Contractors within the Multi-Family and Student Housing industry to support the Southeast efforts.
  • Identify elements of design and construction likely to give rise to disputes and/or claims.
  • Drive Owner project task responsibilities, such as, permanent utilities, to ensure those items do not delay the project.
  • Promote the implementation of Michaels-MSL Design and Construction Standards to all projects.
  • Ensure all company policies and procedures are being followed.


Qualifications

Required Experience: Minimum 10 to 20 years of experience managing large residential Multi-family/Student projects, with varied roles in both Construction, and Construction Oversight. Previously held a position of Director, Project Executive or above. Previous experience working in a Development firm with in-house construction personnel or General Contractor with multifamily experience.

Required Education/Training:
  • Four year degree in an Architecture/Engineering, or Construction/Management field.
  • Masters degree not required, but preferred.


Required Skills and Abilities:

  • Well versed in Construction related software systems, and review/interpretation of same.
  • Ability to oversee, and facilitate teams for desired outcome.
  • Ability to make timely decisions, within parameters of this role
  • Self-starter with the ability to work independently while leveraging an established team-oriented development platform.
  • Detail oriented and drive to always be on top of their areas of responsibility.
  • Excellent interpersonal skills and ability to manage up and down.
  • Excellent verbal and written communication skills.
  • Collaborative, respectful, and transparent approach with all stakeholders.
  • Superior desire to meet commitments/deadlines.
  • Ability to manage several projects simultaneously through high energy, flexibility and excellent organizational skills.
  • Ability to build and lead a team of professionals to manage the Preconstruction/Construction/Close-out of residential projects with individual budgets in excess of one million dollars, and a cumulative budget approaching one billion dollars.


Working Conditions:
Position reports to the corporate office; however, the candidate may work remotely in the Region assigned in the U.S. while maintaining strong communications with their Direct Manager. Ability to travel as required to support projects, manage teams and fulfill the role. Managing time zone differences allowing participation in calls/meetings to properly represent the Owner.
