Role Overview:
As a Project Manager, you'll lead construction projects from start to finish, ensuring quality, safety, and successful completion that aligns with company objectives.
Key responsibilities include:
- Assists in estimating project costs and prepares project budgets and unit cost reports.
- Leads the project team in developing the project management plan (PMP).
- Participates in value engineering services as needed.
- Organizes and facilitates pre-award and pre-construction meetings.
- Negotiates and prepares project subcontracts and assists in obtaining permits and resolving regulatory requirements.
- Develops project schedules and milestones in coordination with the project superintendent.
- Manages procurement of project materials and equipment within budget constraints and project schedule.
- Monitors project quality, safety, and risk management plans.
- Evaluates project schedule and financial goals, making adjustments as necessary.
- Negotiates change orders with owners and subcontractors, managing resulting costs and profit impact.
- Prepares monthly client pay requests and coordinates payment of job costs.
- Participates in monthly job cost reviews to assess project status.
- Coordinates final closeout procedures, including document storage and as-built drawings.
- Interacts with Estimating to provide project cost information for the estimating database.
- Directs organization and preparation of project documents for storage.
- Participates in project management training and ensures adherence to company policies and procedures.
- Maintains relationships with vendors, owners, architects, community and state officials, and the general public.
Qualifications:
- Bachelor's degree in civil engineering, construction management, or a related field, or an equivalent combination of education and experience.
- 4+ years of project management experience in Healthcare Construction.
- Possession of a valid driver's license and a clean driving record is mandatory.
- Demonstrated proficiency in commercial construction processes is essential.
- Familiarity with estimating principles to validate bids, understand market rates, and manage change orders effectively.
- Understanding of contractual terms and conditions to ensure company interests are protected while delivering quality service to clients.
- Knowledgeable about construction laws, practices, and relevant building codes applicable to the project.
- Ability to interpret plans, blueprints, and specifications accurately.
- Adherence to high ethical standards consistent with organizational policies.
- Effective interpersonal communication skills, including sensitivity and discernment, are required.
- Collaboration skills to work effectively as a team member towards achieving organizational and customer objectives.
- Strong presentation skills with the ability to deliver compelling verbal presentations confidently.
- Demonstrates proficiency in written communication with correct grammar and syntax.
- Effective delegation skills and ability to utilize subordinates efficiently.
- Aptitude for identifying and addressing customer needs, ensuring follow-through on viable solutions.
- Maintains a professional appearance and demeanor, leaving a positive impression on customers.
- Strong negotiation skills are essential.
- Proficient in data analysis to resolve problems effectively.
- Self-starter with the ability to manage processes independently to achieve challenging goals.
- Familiarity with operating office equipment such as computers, printers, phones, copiers, and fax machines.
- Preferred professional affiliations (e.g. AGC member) and credentials (e.g. Professional Engineer).
