PURPOSE
The Senior Manager, Specialty Leasing is accountable to the Senior Director of Specialty Leasing for increasing and diversifying property's revenue streams by temporary leasing of the shopping centre's common areas, parking lot, vacant retail units, sponsorship, mall media, pop-up retail, storage space etc. while maintaining the established image of the property as a high quality retail facility.
DUTIES AND RESPONSIBILITIES
Specialty Leasing Strategy and Merchandising Plan
Develops and implements a Specialty Leasing Business Plan and Temporary Leasing Program to increase and diversify revenue streams generated at the property. In conjunction with Leasing, develops the Merchandising Plan and Leasing Strategy for the shopping centre to optimize the tenant mix and build on the market strengths of the property. Tenant Prospecting
Actively prospects (including cold calling, online prospecting and local travel) for third parties interested in temporary leasing opportunities both locally and regionally and performs various activities to successfully arrange for lease of space to a variety of parties including execution of binding license agreements with temporary tenants, collection of rent, coordination of move-in, set-up and move-out as well as monitoring of tenant's ongoing operations and their adherence to effective lease provisions to ensure that the goals of the specialty leasing program are achieved. Maintains a robust database of clients, vendors, and new contacts to be used for generating business relationships. Leasing Deals
Prepares, negotiates, and coordinates from conception to execution various types of leasing deals for the property including new, renewals and extensions, expansions, and relocations, etc. by actively working and maintaining positive relationships with tenant and real estate brokers to ensure that existing vacant space is leased while potential risks are mitigated, and the value of the property is positively affected. Specialty Leasing Best Practices
Continuously explores and develops new revenue streams for the property through industry networking, professional development and learning about new innovative methodologies within the area of specialty leasing and analysis of best practices. Ensure compliance of all aspects of the Specialty Leasing program, shared national programs and temporary tenancies with company standards and policies. Continuous Improvement of Display Standards
Continually upgrades and monitors tenancies and their visual presentations as well as develops display standards for the shopping centre in order to ensure high standards are in keeping with the mandate of the management team of the property. Work in collaboration with the Shopping Centre Operations department to maintain a solid knowledge of pertinent building information, fire codes and by-laws, environmental risks, and property management processes. Ensure that temporary tenants adhere to our design and signage criteria set out for the Specialty Leasing program in conjunction with the standards of the centre and National Specialty Leasing Program. Budgeting and Reforecasting
In collaboration with the General Manager and National Director, Specialty Leasing develops an annual revenue and expense budget for specialty leasing activities at the property. Ensure Specialty Leasing reports are reconciled and balanced monthly. The Specialty Leasing Manager has full responsibility for the financial performance of the program and operation at assigned centre(s). Leasing Analysis and Reporting
Performs various analysis and reporting pertaining to leasing activity, including financial analysis and modeling of proposed deals, monitoring of collections and sales , collection and analysis of market rent data, leasing activity reporting, leasing costs and fees reporting, budget variance analysis, tenant credit information reporting, etc. to ensure that the leasing plan of the property is executed to budget and all potential leasing risks are identified and mitigated. Relationships within Real Estate Industry
Actively networks in the real estate industry to maintain an up-to-date knowledge of market trends, best practices, market conditions, new market opportunities, as well as regularly monitors competitor activity and other commercial retail developments. Develops and maintains positive relationships with local entrepreneurs, potential retailers, and various parties within the industry. Represent the shopping centre in the community to build collaborative external relationships with local business centers & other strategic business networks. Sponsorship and Partnership Development
Coordinates efforts with Marketing to identify and capitalize on sponsorship revenue opportunities. Develops a fulfillment report for each sponsor to demonstrate the value and benefits received to encourage ongoing partnerships. Social Media
Develop and provide content to contribute to the national specialty leasing's B2B social media channels to promote the shopping centre's SL program and seek new potential leads, including but not limited to: LinkedIn, Facebook and Instagram. Any other job related duties and/or projects that may be assigned.

MINIMUM REQUIREMENTS
Skills, Knowledge, Experience and Education
- Minimum 5 years of relevant work experience
- Provincial Real Estate License is a requirement
- Previous Specialty Leasing experience at a retail centre or previous experience in deal making
- Computer Literate - Working knowledge of MS Office applications, Internet, Social Media
- Basic record keeping skills
- This position includes travel. Must have valid driver's license
