Regional/Multi-Portfolio Chief Building Engineer

Position Summary:

Reporting directly to the VP of Facility Services, this position provides oversight, direction, and coordination for facility operations and maintenance activities. Supervise and coordinate work activities of facility services personnel at assigned locations; typically, within a defined region that will be comprised of multiple buildings and engineering team members. Plans & organizes routine and emergency maintenance to ensure the continuous, safe, efficient operation of all building systems and all physical aspects at each assigned property.

Essential Duties & Responsibilities:
  • Supervise and lead building engineering staff within assigned region to include training, performance reviews, disciplinary action, work allocation, problem resolution and technical support for day to day operations.
  • Work with property management and responsible engineers on capital planning and annual operating budget development, ensuring all work is completed timely and as budgeted.
  • Monitor and ensure engineers are performing work per current maintenance and engineering policy & procedures and conduct annual engineering audit to measure and document the effectiveness.
  • Ensure that all assigned locations maintain compliance with established SLA metrics in the CMMS workorder system and provide reporting as required to document.
  • Ensure that all requirements for preventive maintenance programs for assigned locations are kept updated in the CMMS system and provide required reporting to document the staff's completion of all work.
  • Lead and work with designated building engineers to maintain Energy Star benchmarking and achieve energy star certification where obtainable.
  • Responsible for monitoring and assessing hazardous and unsafe situations and developing measures to assure personnel safety.
  • Manage and coordinate work activities of contractors & outside vendors, assist with isolation of building systems as necessary, and monitor workmanship to ensure adherence to contracts.
  • Develop specifications and utilize the RFP process for repairs and equipment upgrades as required.
  • Respond immediately and effectively to ensure building occupant safety in all emergency situations including fire, flood, evacuations and equipment failure.
  • Daily coordination and communications with property managers regarding maintenance issues, work orders, budgets and tenant and staff relationships.
  • Be available weekends and after hours for scheduled and emergency maintenance functions.
  • Comply with all applicable codes, regulations, and company directives as relates to building operations and practice safe work habits.
  • Be courteous, neat, clean, and in proper business attire or uniform; always representing the Company in a professional, moral, ethical manner.

Job Requirements/Qualifications & Knowledge, Skills and Abilities:
  • Must have minimum of 10 years of commercial HVAC experience with progressive roles in supervision of employees and facility operations across multiple locations.
  • Must possess a valid driver's license with minimal violations as traveling is required between buildings in assigned region.
  • Ability to travel when needed and may be assigned assets outside the state of Michigan. Anticipate less than 25%.
  • Must be proficient in the use of a personal computer and competent in report building utilizing Microsoft office software such as Word, Excel, and PowerPoint.
  • Must have strong knowledge of CMMS software such as Workspeed, Yardi, etc.
  • Strong ability to recruit, hire, motivate, coach, counsel, train staff as needed.
  • Experience with pneumatic & DDC controllers and computerized building automation systems (BAS); including Tridium, Trane Tracer Summit, Johnson Controls Metasys, Circon, Etc.
  • Demonstrated project management skills including development of schedules, progress meetings & reports, communication logs, etc.
  • Ability to communicate effectively, both verbal and written.
  • Ability to interact with co-workers, tenants, contractors, and the general public in a positive and professional manner.
  • Ability to investigate and analyze information and solve complex problems.
  • Possess competent knowledge on the methods, tools, and equipment used in the maintenance, repair, and troubleshooting of HVAC, plumbing, and electrical equipment and systems.
  • Ability to read and understand blueprints, schematics, and technical specifications to aid in troubleshooting analysis.
  • High level understanding of all Building, Life Safety, MEP, and HVAC systems encountered in a commercial office environment.
  • Physical requirements include climbing, stooping, and frequently lifting 50 pounds or more. Ability to safely install and operate rigging and lifting devices.
  • Ability and willingness to temporarily fill in for engineering and maintenance team members during their time off.
  • Experience managing/supervising organized union labor is desired but not required.
  • Experience is health care, food processing and/or indoor grow facilities is desired but not required.
