RESPONSIBILITIESPosition is responsible for the custodial operation, training, evaluation, quality control, and staffing at assigned buildings. Position is full time 52 week and requires a variable work schedule and with the hours therefore required to facilitate the observation and training of employees in their respective work shift periods and to perform other responsibilities. Generally, a minimum of 20 core work hours per week will be required in the Monday through Friday period of 11:00 am to 5:00 pm and with a minimum of three hours per week performed after 5:00 p.m. to facilitate the second shift custodial operation staff training and performance evaluation responsibilities
OVERVIEW OF ESSENTIAL DUTIES AND RESPONSIBILITIESCoordinate in collaboration with head building engineers and manage employee recruitment, hiring, training, assignment, performance improvement, termination process and recordkeeping for custodial operations. Oversee all custodial leads in the buildings, including the program directors and all custodial staff. Lead, training, and support all custodial staff in human resources and performance management policies and procedures. Perform all disciplinary investigations and resolutions and work with program directors on all staffing and human resource issues. Coordinate and manage custodial care services scheduling with other district supervisors and staff and manage custodial floater pool assignments and performance. This includes managing the contract and purchase orders for contracted staffing agencies that provide custodial staffing support. Perform scheduled and non-scheduled quality control inspection of custodial care conditions, practices and outcomes and document and communicate findings and required improvements. Coordinate and manage testing and evaluation of custodial care practices and procedures. Develop training programs and work with custodial supply vendors for hands-on demonstrations and training related to custodial equipment. Maintain current guidelines, policies, standards and procedures for custodial operations and coordinate with district administrators and custodial staff/program directors and head custodians. Schedule custodial operation work routines and assignments in considerations of facility care needs, facility occupancy, and in coordination with other district administrators and supervisors. Monitor and address compliance with district policies and procedures for custodial staff alarm and disarm of building security systems, door lock procedures and schedule, the schedules and set points for lighting operation and HVAC operation, and address non-compliance issues with other custodial staff and applicable district administrators. Monitor and address compliance with district policies and procedures and regulatory compliance with custodial care of fire/life safety systems and egress conditions and report deficiencies and required improvements. In collaboration with the Executive Director of Facilities, Operations, and Transportation support the management of the custodial operations budget and in recognition of the requirements for sanitary facility occupancy, quality, cost and schedule compliance. Collaborate with maintenance staff and management on work orders and capital improvement needs of the buildings. Interact directly with the lead custodians and the building administration on all building operational needs. Administer custodial operations inventory of equipment, product, supplies and tools, their repair program, their warranty period and their storage. Research and define requirements for custodial operation, equipment, tools and supplies in consideration of best practices and regulatory agency requirements for custodial operations. Identify purchasing quality and performance criteria and requirements, prepare specifications and coordinate with district purchasing. Manage custodial operation expenditures with assistance of other district program directors for budget compliance. Respond to building alarm calls and triage required repairs and restoration services to minimize operation disruptions and facility damage both during the work day and after hours. Coordinate with lead custodians to respond to alarm calls or maintenance needs or perform a building check. Perform position responsibilities in professional manner and in accordance with district guidelines, policies, standards and procedures. Execute utilization of the facility work order system, building control systems and security system as identified in Attachment A. Perform other duties as assigned.
REQUIRED LICENSE/CERTIFICATIONState of Minnesota driver's license class D. State of Minnesota boiler's license level required Certified Pool Operator's License: Obtain within 90 days of employment in the position. Playground Safety Inspector License: Obtain within 6 months of employment in the position.

REQUIRED YEARS OF CUSTODIAL EXPERIENCE
Must have at least 10 years of progressively more responsible custodial leadership experience in a k-12 school setting.
PREFERRED QUALIFICATIONS
At least 5 years as a lead custodian in a high school or other large k-12 educational facility.
At least 2 to 4 years experience in managing construction projects occurring at the school in which you worked at in a custodial position.
