Experience:
- 5+ years of multi-family/commercial construction experience.
- Experience with wood framed construction projects.
- Previous start to finish experience with multi-family product types; (for example: wrap, podium, garden) with values in excess of $25M.
- Previous leadership of day-to-day project responsibilities, develop and maintain schedule, submittals, RFIs and overall project success.
- Ability to manage project controls, cost and risk.
- Collaborate closely with members of the project team, client, design team and regional leadership.
- Prior working experience with governmental agencies; (HUD, FEMA, GLO, etc.)
Responsibilities/Qualifications:
- Reports to Regional Vice President/SPM and works closely with field supervision to achieve overall project success. Including financial, schedule, quality, and safety.
- The PM has non-negotiable accountability for:
- Subcontractor procurement, producing/maintaining/updating the documented schedule, Procore setup/ongoing management, cost control, cashflow management, and project forecasting.
- Manage and mentor project team members (APMs, field engineers and project coordinators).
- Ability to manage multiple projects successfully.
- Key Point of contact for clients, designers, subcontractors, and suppliers.
- Conflict resolution experience to achieve positive results.
- Detailed/hands-on knowledge of project scope and status.
- Ensure pay applications, document compliance and all other requirements are met for cash flow purposes.
- Manage project controls, schedule updates, project documentation, weekly/monthly reports, submittal approval process, RFI process, project documentation management, pay applications punch list & project closeout.
- Deliver timely project buyout in collaboration with pre-construction team.
- Manage scope of work development and subcontract execution process in coordination with compliance team. Ensure Procore is being utilized and managed for all project aspects.
- Project cost control and change management.
- Ability to manage and complete multiple tasks.
- Routinely meet deadlines with a high level of quality.
- Ensure safety and quality standards are achieved.
- Conduct weekly project team meetings to review and agree on project status and work activities.
Skills:
- Working knowledge of Green Building Techniques.
- Strong written and verbal communication skills.
- Flexible and detail-oriented team player.
- Ability to identify and resolve complex issues.
- Understanding of building processes, systems and types of construction.
- Cost estimating, budgeting, and forecasting.
- Computer skills in MS Office, Procore, SAGE, Bluebeam, and scheduling software (MS Project, Primavera or similar).
- A strong work ethic and a "can-do" attitude
- Motivation and leadership of project team members, subcontractors, and other entities.
Education/Training:
- Bachelor's degree or equivalent relevant experience in construction management, engineering, or related field.
- OSHA 30 certification, CPR & First Aid certification.
