The Project Superintendent - New Construction experienced site level leadership on nationwide Military Housing Privatization Initiative (MHPI) construction and renovation projects. Helps develop and manage the planning, execution, monitor & control, policies & procedures, and closure of projects.

Typical Physical Demands: Work is performed in a temporary office and construction site environment. Exterior work may include working inclement weather conditions. Physical ability to climb permanent and temporary stairs, ladders, long periods of walking in a large multifamily community. Employee will occasionally be required to lift and or move up to 50 lbs.

About the role
The Project Superintendent - New Construction experienced site level leadership on nationwide Military Housing Privatization Initiative (MHPI) construction and renovation projects. Helps develop and manage the planning, execution, monitor & control, policies & procedures, and closure of projects.
What you'll be doing
- Assists in Project Development, RFP preparation, & operations related components to proposals
- Develop and Maintain key stakeholder relationships
- Leads construction update portions of meeting presentations
- Prepares and provides all project related site safety analysis and JHA's
- Develops disaster response plans
- Ensure all safety policies & procedures are followed
- Perform project safety walks
- Participate in project safety meetings
- Ensure Teams understanding of safety culture and its importance
- Participate in incident investigations
- Assists in development and management of general conditions, schedule, and planning
- Review general conditions monthly with Project Management staff
- Ensure timely submission of subcontractor billings
- Assist with Negotiating Owner and Subcontractor Change Orders
- Review and approve all billings for subcontractors and/or materials
- Review and approve subcontractor Proposals and Scopes of Work
- Assist with managing any material purchases and assist in any strategic purchasing opportunities
- Assist in developing initial project schedule
- Assist Proposal Management Team as required
- Help develop value engineering and cost reduction opportunities
- Provide scope related input to estimating to ensure costs for site specific needs are incorporated into proposals
- Provide design and constructability reviews
- Provide design and subcontractor selection input
- Assist in developing staffing plan and coordinate with PM to ensure adherence to GC cost SOV
- Assist in facilitating preconstruction scheduling and meetings with key trades
- Evaluate project impacts for project changes
- Assists in creating baseline schedules for projects
- Develop and manage project work schedule
- Develop and manage schedule for all purchased and long lead material purchases and requirements.
- Understand local Authorities Having Jurisdiction (AHJ) requirements
- Establish fully functional office for site team
- Participate in Preconstruction Meetings to help all stakeholders be informed of project impacts and requirements
- Work with subcontractors for any input for project plan
- Advise project team on changes in methods, materials, schedules, and procedures
- Ensure Department of Energy, Environmental Protection Agency, Storm Water Prevention Policies, and base requirements are met and adhered to
- Manage and implement programs for safety. EEO requirements, risk management, and safety
- Assist in all subcontractor scope of work development, negotiations and agreement processing
- Manage and document all employee and subcontractor non-performance issues
- Facilitate weekly progress and safety meetings with Subcontractors
- Prepare Monthly Project Report
- Assist in reviewing and approving Owner & Subcontractor pay applications
- Monitor/Manage all jobsite quality control, submittal, daily log, and safety documentation
- Communicate job needs/ issues as necessary
- Help develop, oversee, and manage quality control program
- Lead weekly subcontractor meetings
- Assist in all subcontractor scope of work development, negotiations and agreement processing
- Assist Operations and Project Coordinators with project close out
- Ensure that Certificate or Occupancy and Substantial Completions documentation paperwork is obtained
- Work with Project manager for Employee Requisitions and appropriate job descriptions to meet project staffing needs
- Work with other team member as required on the employee interview process.
- Ensure that all employee training requirements are met
- Ensure that all employees are meeting the requirements of their position.
- Help develop any required employee coaching and progressive disciplinary plans.

Who we're looking for
- 5 years experience in a Superintendent role in production housing or commercial construction
- High school diploma or GED
- Possess and maintain a current, valid Driver License
- OSHA 30 Hour & OSHA Fall Protection Outreach Training Course within 30 days of hire.
- Procore Project Superintendent Certification within 45 days of hire.
- MS Office with emphasis on MS Project.
- Must have a comprehensive understanding of safety regulations.
- Strong Leadership
- Interpersonal, problem-solving, and time management skills.
- Knowledge of all phases of residential and commercial construction techniques and processes.
- High level of blueprint and specification reading.
- Experience in design build construction procurement, CSI scope writing, specification writing,
- Must have knowledge of working virtually and participate in video meetings.
- Proficient in Microsoft Office, Microsoft Project, Microsoft Teams, construction project management software, and general computer software
