About the role

Provides experienced leadership on nationwide Military Housing Privatization Initiative (MHPI) construction and renovation projects. Manages the planning, execution, monitor & control, and closure of projects.

What you'll be doing

  • Assists in Project Development, RFP preparation, & Presentations
  • Develop and Maintain design partner relationships
  • Attends conferences, industry events and other networking events
  • Perform project safety walks
  • Participate in project safety meetings
  • Ensure Teams understanding of safety culture and its importance
  • Participate in incident investigations
  • Assists in development & maintain project budget(s)
  • Approve job expenditures
  • Mange Cash Flow
  • Ensure timely submission of subcontractor billings
  • Negotiate Owner and Subcontractor Change Orders
  • Review and approve subcontractor Proposals and Scopes of Work
  • Work with Project Coordinator for revenue projects and project costs
  • Manage any material purchases and assist in any strategic purchasing opportunities
  • Assist in developing initial project schedule
  • Assist Proposal Management Team as required
  • Help develop value engineering and cost reduction opportunities
  • Assist in Owner Contract negotiation
  • Provide design and constructability reviews
  • Provide design and subcontractor selection input
  • Develop staffing plan
  • Provide Risk Register input
  • Facilitate preconstruction scheduling and meetings with key trades
  • Evaluate project impacts for project changes
  • Create baseline schedules for project proposals
  • Work with Project superintendent to develop and manage project work schedule
  • Develop and manage schedule for all purchased and long lead material purchases and requirements.
  • Development of organizational responsibilities matrix
  • Establish project meetings schedule
  • Determine resources (people, equipment, etc.) for all phases of the project
  • Ensure strategic procurement procedures are in place if applicable
  • Chair Owner, Architect, & Contractor meetings
  • Assist in preparing monthly project updates
  • Assist in reviewing and approving Owner & Subcontractor pay applications
  • Chair key stakeholder meetings
  • Communicate job needs/ issues as necessary
  • Help develop, oversee, and manage quality control program
  • Participate in weekly subcontractor meetings
  • Oversee all closeout of subcontractor and vendor agreements
  • Assist in all subcontractor scope of work development, negotiations and agreement processing
  • Assist Operations and Project Coordinators with project close out
  • Ensure that Certificate or Occupancy and Substantial Completions documentation paperwork is obtained
  • Provide HR with Employee Requisitions and appropriate job descriptions to meet project staffing needs
  • Work with other team member as required on the employee interview process.
  • Ensure that all employee training requirements are met
  • Ensure that all employees are meeting the requirements of their position.
  • Help develop any required employee coaching and progressive disciplinary plans.
  • Perform all other duties as assigned

Who we are looking for

  • Bachelor's degree in building construction, project management, construction management, civil engineering, or architecture or equivalent work experience.
  • Minimum of 10 years of Construction Property Management
  • OSHA 30 Hour & OSHA Fall Protection Outreach Training Course within 30 days of hire.
  • Procore Project Management Certification within 45 days of hire.
  • MS Office with emphasis on MS Project.
  • Must have comprehensive understanding of safety regulations.
  • Strong Leadership
  • Interpersonal, problem-solving, and time management skills.
  • Knowledge of all phases of residential and commercial construction techniques and processes.
  • High level of blueprint and specification reading.
  • Experience in design build construction procurement, CSI scope writing, specification writing,
  • Performing RFPs, Bids analysis, and estimating. Knowledge of identifying local and federal building codes, OSHA and EPA rules and regulations.
  • Must have knowledge of working virtually and participate in video meetings.
  • Proficient in Microsoft Office, Microsoft Project, Microsoft Teams, construction project management software, and general computer software
  • Active and valid driver's license
