Description:

The Manager, Sales leads sales by implementing effective strategies, conducting competitive research, and maximizing the sales team's potential. This role oversees corporately approved sales releases, manages sales policies and broker relations, and ensures overall team performance. Additionally, the Manager maintains sales centers and model homes, drives web and foot traffic, and assists the Corporate Marketing Team as needed.

The Role:

Sales Targets
  • Drive the coordination, approval process and execution of Sales Releases throughout the year.
  • Management of inventory homes including the associated sales program.
  • Drive, manage and coordinate Sales Team strategies for launch events, releases, new community sales offices, etc. as required.
  • Have presence at and assist at major releases and community launch events.
  • Track and manage departmental regional web and foot traffic targets.
  • Track and manage the effective use of Caivan's CRM system by enforcing proper use through the Sales Team, ensuring proper marketing lists are current.
  • Generate reports as required.
  • Setting monthly targets and success factors and reporting on metrics (weekly sales targets, conversion
  • rates, etc.).
  • Liaise with Corporate Marketing Team for required social media and content calendar as an integrated component of ongoing sales releases.

Model Home & Sales Office Compounds
  • Responsible for on-going monitoring and maintenance of model homes and sales centers to ensure a
  • professional/detail-oriented upkeep and sales presence.
  • Assist in the fit and finish and operation of new and existing Sales Centers/Model Home Compounds, as required.
  • Liaise with Corporate Marketing Team to ensure Caivan's corporately approved physical signage presence is up to expectations

Competitive Intelligence
  • Market research including first-hand experience/viewing of other builder sites and reporting through database and value graphs.
  • Collect sales data and store in departmental SharePoint.
  • Maintain/manage process to input information into spreadsheets.
  • Provide reporting updates as required.

Budget Management
  • Track, manage and validate pre-assigned budgets and designated cost codes across all projects for the department
  • Co-broke referral and purchaser deposit oversight and management

Team Management
  • Performance management of various Sales & Marketing team members.
  • Manage internal and / or external sales teams to achieve sales targets, and customer satisfaction goals. Manage external broker relations

General Departmental Administration
  • Review all Agreements of Purchase and Sales and amendments for accuracy.
  • Maintenance of Agreement of Purchase and Sale including associated schedules.
  • Management and execution of Sales policies and procedures.
  • Maintain document library and ensure complete archiving of sales collateral (use of Microsoft
  • SharePoint).
  • Oversee and maintain sales materials and collateral.
  • Prepare and circulate various Sales reports.
  • Back office administrative support for the sales team including providing updated pricelist packages, agreement schedules, etc.
  • Assist in review of marketing collateral, as required.
  • Order and maintain marketing materials, homeowner gifts and marketing collateral as required
  • Inventory management of marketing materials and collateral.
  • Other duties within the scope, spirit and purpose of the job as requested by management.

You will bring:
  • Post-secondary education with a focus on business, sales, marketing, communications or related field.
  • 5+ years' experience in a similar role within residential construction or real estate industry.
  • Experience leading and launching sales programs.
  • Proven ability to build relationships at all levels, both internally and externally.
  • Strong market knowledge, strategic orientation, and change management skills.
  • Ability to negotiate and influence to achieve results.
  • Knowledge in social media strategies.
  • Excellent communication and presentation skills.
  • Strong time management and computer skills.
  • Prior experience building and running brand strategies.
  • Demonstrated ability to create and use data and KPIs to ensure effectiveness of marketing campaigns.
  • The ability to work independently as well as in a team environment.
  • A strong attention to detail with exceptional follow-up and organization skills
