Job Summary
The Facilities Management Services (FMS) department is looking for a dynamic FMS Electrical Manager to join the FMS Utilities Maintenance team. The FMS Electrical Manager provides leadership and management of a skilled staff of electricians, fire alarm technicians, utility maintenance personnel, and student employees, for the safe installation, corrective and preventative maintenance of the electrical, fire alarm, and underground utility systems of the University to ensure reliable service 24 hours per day, 7 days per week, 365 days per year; fully manages multiple smaller and capital projects (50 at any given time, annual total $150,000) related to above systems, including electrical support of Special Events; provides research and analysis of existing electrical systems for building renovations, and review of proposed systems for renovations and new construction projects; and has fiduciary responsibility for an annual operating budget of $1.2M.
- Manage a team of skilled staff for work order response (5,000 per year) and corrective maintenance of the electrical, fire alarm, fire sprinkler, and underground utility (gas, water, electrical, and sewer) systems.
- Manage a team of skilled staff and processes for preventative maintenance (PM) and testing of the electrical, fire alarm, fire sprinkler, and underground utility (gas, water, electrical, and sewer) systems. Develop and implement PM procedures and schedules for more than 5,000 pieces of equipment.
- Manage project requests for new installation of services, equipment, and repairs of the electrical, fire alarm, fire sprinkler, and underground utility systems. Responsible for code compliance, conformance to RIT procurement policies, project budget, timely delivery, and quality of work performed. Develop and update installation drawings, O&M information files, and design guidelines. Ensure University's electrical systems are in compliance with the National Electrical Code (NEC), that electrical staff complies with the proper handling and storage as per New York State Department of Environmental Conservation (NYSDEC) of Universal Waste and Electronic Waste generated by the department's operations.
- Manage contractor work for the Electrical Department (determine scope, bid, award, monitor work performance, approve invoices, and close out project) for new installations, modifications, and PM work on 600 volt class and 15,000 volt class electrical systems.
- Provide consultation and resources for electrical support for about 50 special events held throughout campus.
- Respond to and analyze emergency situations including electrical system malfunctions or failures, power outages, and electrical dangers. On call 24 hours/7 days per week.
- Maintain department $1.2M operating budget, develop spending plans and forecasts. Analyze spending trends and seek ways to reduce costs.
- Monitor and evaluate staff performance based on assignments (work orders, PMs, and project work) and established criteria in annual performance reviews.
- Train staff on proper safety precautions and work procedures.
- Order parts, tools, and supplies required by staff.
- Responsible for new electrical equipment naming and labeling resulting from renovations and new construction, and updating the equipment database.
- Assist the FMS Electrical Director with plan and specifications review of electrical, site, fire alarm, and fire sprinkler systems for renovation and new construction contract documents for larger projects.
- Constantly review department procedures, new electrical products and services that will assist the electrical department in efficiency and effectiveness.
- Participate in strategic planning process (staffing, capital budgeting, and processes) for Electrical department and FMS.
- Interview, hire, train, and evaluate new full time permanent staff, and part time student staff.

Required Qualifications
Education & Experience
- Bachelor's degree or equivalent experience.
- A minimum of 5 - 10 years' experience in electrical theory or related field. Also 5 - 10 years' experience of supervisory or project management experience, and experience operating, maintaining or repairing institutional and commercial electrical systems and equipment, 15,000 volt switchgear, fire alarm systems, and site utilities.
- Leadership-- Lead by example in customer service and positive interaction with employees, vendors, students, and supervisors with mutual respect for all people's needs. Create and support an environment that focuses on coaching and staff development. Ability to use and train others in the safe and proper use of tools and electrical instrumentation and deliver and/or arrange for other professional development training for the staff. Engage FMS staff using a collaborative approach that builds personal and functional credibility and establishes trust at all levels of the organization to create win/win solutions.
- Fiscal Responsibility - Ability to assist and manage aspects of project/construction from establishing the budget to delivering on budget. Manage department operating budget and provide FMS management with budget spending plans and forecasts.
- Organization and Drive - Skill in establishing schedules, determining best delivery method, engaging with the appropriate internal/external resources, and developing work scopes and specifications. This includes assisting customer with determining scope, schematic design, bid package assembly, bidding, awarding, monitoring contractor performance, approving invoices, and project close out including technical documentation (O&M filing, update procedures, and training staff on new equipment).
- Technical - Ability to troubleshoot electrical and mechanical issues; to distinguish colors of electrical wire insulation and determine wire sizes; to understand the construction/renovation process, conduct walkthroughs, bids work, and provide onsite oversight of work throughout entire construction; and to read and understand blueprints and electrical schematics. Possess knowledge and understanding of building structures and systems. Ability to use software systems such as project management, computerized maintenance management system (CMMS), AutoCAD, Square D Power logic Energy and Power Management Systems, Microsoft Office Suite (Outlook, Word, and Excel), and ERP applications.
- Ability to work independently, effectively plan, and schedule work to the team.
- Exceptional interpersonal and communications skills; including oral and written communications, listening, and presentation/facilitation skills.
- Ability and willingness to work at times other than normal work schedules.
- Ability and willingness to provide contact information to be used for an on-call phone listing.
- Understanding of NEC, OSHA, NFPA, NYSDEC, and other regulations.
