The ideal candidate for Project Manager will have 3-5+ years of commercial construction experience, demonstrable leadership qualities and skills, proven ability to effectively lead the overall project and team, profitability, and client satisfaction/business development. You will need skillful leadership and communication methods with internal team, subcontractors and owners/architects, resulting in desired outcomes for the project. You will need strong analytical skills to interpret and understand the contract(s), plans, specifications, and other project documents to identify and mitigate potential issues. You will need to be proficient in leveraging project management tools (i.e.- Procore, Bluebeam, MS Project, P6, etc.) to ensure project success. You will need to work with a sense of urgency to anticipate challenges and lead the project forward. In addition to these qualities, skills and abilities, the ideal candidate has strong self-awareness, knowing when to lead and when to listen.

Essential Duties and Responsibilities: Include but are not limited to the following. Other duties may be assigned.
- Project Leadership -
- Provide overall leadership effort of assigned project(s), from project tag-out to completion.
- Ensure the schedule is accurate, updated, and completed on or ahead of contracted delivery schedule.
- Complete Project Team Performance Expectations form(s) to ensure the Project Team:
- Understands job performance expectations
- Agrees to the job performance expectations
- Is held accountable to expectations by communicating team expectations to the Project Executive and General Manager via email with attached form(s).
- Project(s) is/are under control - no emergencies.
- Lead and direct day-to-day activities of project staff and resources.
- Maintain close contact with owners and architects during all phases of contracted work.
- Subcontractors perform as needed to succeed on project(s).
- Lead, plan, organize and direct all personnel, tasks, and budgets for assigned project(s).
- Profitability -
- 4% buyout above the dollars Estimating had in the project.
- Less than 1% loss on in-scope change orders.
- Less than 10% overage on General Conditions (GC) calculated based on the total GC costs.
- Contracts written for the MEPS in the first 2 weeks of the project.
- All contracts issued within the first 2 months of the project (depends on project duration).
- GC overage is reimbursed by the owner.
- CCSI does not cause schedule delays.
- Business Development/Client Satisfaction
- Identify and establish new clients.
- Maintain regular points of contact with new and existing clients for potential new work.
- Due to mutually beneficial relationship, subcontractors provide new leads/opportunities.
- Represent Company through various events to establish and maintain clientele.
- Secure follow-up work with existing clients based on performance.
- Acquire beneficial pricing from subcontractors.
- As needed, provide Estimating Department with relevant resources to ensure bids are accurate and competitive.
- As needed, assist with preconstruction, estimates, and budgets.
