SUMMARY
Senior-level position collaborating with our C-Suite. Responsible for sourcing real estate deals for The Goodman Group (TGG) and its managed communities and affiliated entities. Cultivating and maintaining industry relationships with brokers and principals in the multi-family and senior housing sectors. Creates opportunities for growth as directed by the EVP and CIO. Manages external relationships for strategic asset growth, clearly aligning corporate strategy with synergistic partnership opportunities.
Additionally, the role will provide oversight and management of the acquisition and disposition process until closing. This includes finding development sites, existing real estate purchases, and implementing 1031 exchange strategies during the A&D cycle.
ESSENTIAL JOB FUNCTIONS, DUTIES, AND RESPONSIBILITIES
Identify geographic locations and develop extraordinary knowledge of the market opportunity.
Develop and maintain strong working relationship with key industry contacts, brokers, and property owners
Identify and source acquisition opportunities through the brokerage community as well as off market deals directly from property owners through regular market visits
Research key trends (including rate analysis) within the multi-family and senior housing marketplace. Provide management with detailed information about these key trends.
Develop market demand study data via internal & external sources. Serve as a primary user of VisionLTC software.
Contribute to portfolio strategy reviews and business development within TGG's Investment Committee
Interface with internal and external parties, such as operating partners, investors, brokers, lenders, accounting teams, legal counsel, and other market contacts.
Complete underwriting of potential real estate investment opportunities, which includes but not limited to:
o Analysis of market data and trends to develop underwriting assumptions
o Identification and analysis of comparable sales
o Review and analyze historical financial statements, rent rolls, and lease agreements
o Create Executive Summary
Lead acquisition & disposition process for deals under contract by providing oversight and management of due diligence processes, which includes but not limited to:
o Negotiation of LOIs and Purchase Sale Agreements
o Act as primary point of contact to the Seller's party
o Manage 3rd party reports
o Ensure key dates and deliverables are met
o Preparation of investment summaries, proposals, Investment Committee memoranda
Assist with closing coordination
Assist with fundraising and financing packages
Perform or assist with special projects as directed by members of the Leadership Team
Remain active with industry groups and events
Maintain detailed CRM for brokers and owners
Sourcing with lenders or lending groups and properties that may be delinquent or distressed.
Maintain Deal Pipeline and Database of all activities, research, and various reports
Communicate all phases of project status to senior management on a continual basis (i.e.: via meetings, progress reports, project updates, financial/budget updates, or other requested reports).
Plan and track project timelines and milestones using appropriate tools.
Develop and deliver progress reports, proposals, requirements documentation, and presentations.
Conduct project post mortems and create recommendations report in order to identify successful and unsuccessful project elements. Develop best practices and tools for A&D process.

QUALIFICATIONS, EDUCATION & EXPERIENCE
5+ years of experience in the following: (1) A&D markets and transactions, preferably real estate and healthcare, specific to developing and implementing, (2) Fostering partnership arrangements and constructive equity stacks, as applicable.
BA or equivalent in Business and/or Financing field. MBA preferred.
Established network of industry relationships - Multi-family and Senior Housing. Valid Realtor and/or Broker License preferred
Additional industry deal experience as part of a corporate development team with operational exposure across primary corporate functions (e.g. HR, IT, Finance, Legal etc.)
Experience managing multiple complex initiatives within the complete A&D life cycle
Excellent foundational consulting skills: analytical, written and verbal communication, strong executive presence, facilitation and presentation skills
Experience at working both independently and in a team-oriented, collaborative environment is essential.
Ability to travel 60% or greater of the time and without hesitation.
Strong computer skills (i.e.: Word, Excel, PowerPoint, Smartsheet, Internet, etc.).
Must possess the ability to make independent decisions, follow instructions, and accept constructive criticism.
Must be able to deal tactfully with C-level executives, personnel, residents, family members, visitors, government agencies/personnel, and the general public.
Must be able to speak, write and understand English in a manner that is sufficient for effective communication with stakeholders, including supervisors, employees, residents, and families.
