Purpose of the Position:
The employee is a key member of UAH Facilities & Operations department, which is responsible for the planning, design, construction, renovation, maintenance, and repair for the University. The Construction Project Manager III works with the Director, Planning Design & Construction to plan, design, manage and coordinate a wide variety of capital planning, renovation, and construction projects. He/she will be responsible for managing and maintaining the campus standards for interior finish materials, furniture, furnishings and fixtures. He/she will also be responsible for managing and maintaining service requests for the procurement of furniture, furnishings and fixtures on campus. He/she has the potential to supervise Construction Project Manager I and II positions.
***Additionally, this position is funded from construction program management fee revenue. The continuation of employment in future years depends on the funding availability of future program management fee revenue.

Duties/Responsibilities

Project Management & Execution of Core Functional Areas:
Lead in the development, programming, implementation, & management of campus
standards for interior finish materials, furniture, general furnishings & fixtures. Update,
coordinate & maintain standards. Provide owner representative guidance in the development
of interior solutions, finishes & furnishing standards.
Provide innovative design solutions for a wide range of construction & renovation projects
including capital improvement projects.
Coordinate furniture purchases including independent acquisitions, small renovation projects,
or capital projects utilizing design professionals, suppliers or vendors. Source options
available with vendors while following State bid laws & University procurement policy.
Schedule & direct installation, perform progress inspections & approve payments.
Participate in design meetings with design & construction teams, review & provide design
direction based on institutional needs that meet budget & schedule. Manage & coordinate
performance of design professionals, consultants, & vendors on planning, design &
construction projects.
Assist with space planning designs for project scope determination & best space use
practices. Verify existing conditions & spaces.
Manage & coordinate a wide variety of renovation & facility renewal construction projects.
Ensure delivered projects meet the documented scope of work, contract requirements,
schedules & budgets & compliance with UAH standards, building & safety codes, & other
regulations.
Maintain project management tools, inspect & review construction progress & make
recommendations to the Director, Planning, Design & Construction (PDC) for improvements
& solutions to correct deficiencies. Oversee all communication & warranty periods with
contractors.
Assist the Director, PDC & Facilities Directors in identifying and prioritizing capital & deferred
maintenance projects. Plan, schedule & manage approved repairs, replacement &/or
remodeling projects.
Participate in project meetings such as pre-bid, bid opening, pre-construction, OAC,
stakeholder, & substantial completion.
Assist in the preparation of schematic & development designs as an interpretation of
clients' program requirements.
Establish & maintain relationships with external constituents, business units & key partner
groups to understand their business needs, ensure alignment on objectives, & ensure
ongoing buy-in across all project activities.
Provide training, guidance, direction & work closely with the Construction Project
Managers I & II, & drive project issues through to resolution.
Provide technical, architectural, & engineering advice to construction trades & assists in
the evaluation & approval of shop drawings, change orders, & payment requests to
assure compliance with construction documents & UAH policies.

Project Progress Tracking & Reporting
Prepare & communicate estimates of probable cost for all accountable projects.
Estimate building costs, establish project budgets & planning & construction schedules, &
maintain established project budget, files, official records of all accountable projects &
schedule. Prepare & communicate estimates of probable cost for all accountable projects.
Track & manage budget updates throughout the course of the project. Identify potential cost
overruns & help develop solutions to keep accountable projects within budget.
Review & approve project contract documents including contracts, invoices, pay applications,
purchase orders, change orders & other documents related to accountable projects.
Develop, manage & track project schedules of all accountable projects, comparing actual
progress to established milestones. Prepare detailed reports on project progress, identifying
milestones, potential problems & solutions to keep projects on track to meet expected
schedules.
Provide regular communications, updates, & reports to all stakeholders.
Maintain project management tools, schedules, budgets, drawings, specifications, files &
official records of all accountable projects. Assure all drawings & operations & maintenance
documents are received, shared & filed appropriately for all projects.

Assist the Director with Duties Related to Employee Supervision:
Supervise, coach, discipline, & evaluate the performances of any employee under direct &
indirect supervision.
Possess the knowledge & abilities to provide leadership & encouragement to employees.
Establish job priorities & coordinate daily work assignments with subordinate lead
supervisors.
Establish & maintain good communications, morale, conflict resolution, & satisfactory
work ethics.
Assure that employees know & observe the rules of the university; policies & procedures
of Facilities & Operations; & all safety regulations. Lead, supervise, & enforce effective
safety procedures, support safe working conditions, & facilitate communication & training
to prevent injuries & address safety concerns & risks.

Project Programming, Resource Planning, Cost Management, & Analysis:
Work directly with department representatives to analyze existing conditions, gathering
information on project needs & develop project requirements to include the development of
scope narratives & probable cost for cost-effective solutions.
Interact with local & state building/code officials to analyze & verify compliance with building
& safety codes & regulations.
Prepare & communicate labor supplies, & equipment cost estimates & actuals for repairs,
replacement &/or remodeling projects. Lead in the preparation of bid specifications, RFPs,
& bid tabulations. Recruit & pre-qualify contractors to perform each project.
Evaluate the appropriateness of specific project requirements, develop scope narratives &
recommend the most appropriate & cost-effective solution for completing the work.

Maintenance of Campus Facility Documents
Lead &/or assist in developing & maintaining accurate & comprehensive campus facility
drawings, specifications & project files including original construction documents,
modifications & actual constructed conditions. Assure all drawings & operations &
maintenance documents are received, shared & filed appropriately.
Proficient with the use of AutoCAD for the maintenance of campus digital drawing files.

Minimum Requirements:
Bachelor's degree in Construction Management, Architecture, Interior Design, Engineering, Facilities Maintenance or related field, or equivalent experience.
Minimum 8-10 years of full-time verifiable work in architecture, construction, construction management, facilities management, interior design, project management, space planning, and/or facilities management with a minimum of 2 years in a supervisory position.
This employee will be a regular driver as defined in the UAH Vehicle Safety Management Program, which includes, but is not limited to, possessing a valid driver's license and maintaining an acceptable MVR in the judgment of the University's insurance company.
Proficiency in AutoCAD computer software.
Proficiency in Microsoft Office Suite, Google Suite, Microsoft Project and Adobe Acrobat.
Ability to read and understand specifications, blueprints, and drawings relating to all types of construction and equipment.
Ability to negotiate and influence others and to create & maintain effective working relationships both internally and externally.
Ability to control, supervise, and monitor the performance of contractors and contracted engineers/architects.
Ability to prioritize, plan, and organize own workload to meet conflicting demands, budgets, and deadlines.

Desired Qualifications:
8-15 years of experience in architecture, interior design, project management, space planning and/or facilities management is preferred.
Professional Design Certification is desired or eligible for a professional certification (NCIDQ, NCARB, AIA, etc.)
Procore Project Management Software Certification is desired.
Proficient in REVIT computer software is preferred.
Previous experience in a university setting is desired.
