Responsible for reviewing due diligence reports and analyzing potential issues for acquisitions and other investments. Assists with closing of investment transactions. Oversees delivery of due diligence information for dispositions and acquisitions. Using a combination of financial, legal, transactional and technical experience, the Due Diligence Analyst identifies areas of concern and quantifies company risk.
Essential Job Functions
- Coordinates due diligence efforts with third party consultants. Reviews inspection reports and identifies areas of concern.
- Reviews leases, contracts, current and historical operating statements to verify expenses for acquisition targets.
- Reconciles due diligence results and compares results to transaction underwriting. Confirms internal approval protocols followed.
- Assists with aggregation of information for dispositions.
- Coordinates transaction closings with attorneys and title companies including preparation of closing statements and document signing for acquisitions and dispositions.
- Works with the Capital Markets Group and the lenders on secured financing and loan assumptions. Completes the due diligence and closings of all secured debt financing transactions.
- Assists with escrow control funding for development transactions.
Knowledge, Skills, and Abilities
- Excellent written skills and ability to review complicated reports and provide recommendations on areas of concern.
- Knowledge of basic theory of accounting and finance principles. Excellent attention to detail in review of financial information and for approval for payments.
- At least 4 years of related commercial real estate experience and 2 years' experience reviewing due diligence reports and identifying areas of concerns and costs associated with such concerns, preferred.
- Good interpersonal and verbal communication skills. Good written communication skills including ability to prepare accurate and appropriate documentation and presentations. Must have a solid understanding of legal concepts to understand the terminology used in contracts and closing documents.
- Computer skills necessary to enter data and use standard microcomputer-based software to communicate with others, prepare documentation, and/or analyze data. Competence in Word, Excel and other related systems.
- Interface with other departments within company to gather and exchange information to discuss results of financial research and analysis.
- Interface professional with sellers, purchasers, real estate brokers, attorneys, consultants, title companies and tenants to obtain or exchange information related to transactions, research, analysis and due diligence.
Physical Requirements
- Work regularly requires sitting for extended periods of time when working with computer systems.
- Work requires occasionally traveling out-of town to inspect properties and meet with tenants or vendors.
- Work is performed in a normal office environment where there are relatively few physical discomforts due to dust, dirt, noise, and the like.
