Job Overview

Reporting to the Director of Development, as the Project Manager you will oversee the day-to-day activities through all stages of the construction process, ensuring completion of developments is done efficiently, within timeframe and according to Qualico's quality standard.

This is a 12 month term position.

Your day-to-day responsibilities will include:
  • Planning and managing design, construction, and implementation programs for development projects.
  • Establishing and maintaining construction budgets and schedules of assigned projects.
  • Oversee design consultants, construction companies, utility providers and other industry partners.
  • Acquiring building permits and necessary insurance coverage for development projects.
  • Liaising internally to ensure smooth process delivery, assisting in the evaluation of development opportunities, and interfacing with the marketplace and business partners.
  • Developing and monitoring project schedules, budgets, securities, and cash flows.
  • Adjusting change in management and overall process administration during the design and construction implementation when required.
  • Liaising with third party contractors regarding project elements and timeframes.
  • Reviewing and conducting final inspection on completed developments and prepare turnover documents for Property Management.
  • Preparing reports for project progress and completion for management review.
  • Selecting and tender contracts to third-party contractors. This includes review of quotations, negotiation of contract terms and preparation of contract documents.
  • Collaborating with the Property Management to identify maintenance and capital projects requirements.

Essential Requirements:
  • Degree/diploma in Engineering, Architecture, Construction, Project Management, or equivalent.
  • Minimum 5 years of project management experience preferably in the Construction, retail, commercial, and/or mixed-use Real Estate development industry.
  • Valid driver's licence and access to a reliable vehicle.
  • Satisfactory verification of criminal record check.
  • Proficient in Microsoft Office programs (Outlook, Word, Excel, Teams, SharePoint and PowerPoint) and in PDF document editing (BlueBeam, Adobe Acrobat or equivalent).

Preferred Qualifications
  • Project Management Professional (PMP) designation is an asset.
  • Previous experience using Yardi property management software is preferred.

Work Conditions

You primarily work in an office setting, Monday to Friday during regular business hours, with travel to sites required on a frequent basis. Overtime may occasionally be required.
