Position Description: The Land Acquisition Manager is responsible for identifying, evaluating, and securing land opportunities for residential development. This role requires a strong understanding of real estate markets, land use regulations, and strategic planning. The ideal candidate will have experience in land acquisition, preferably in the residential building industry, a network of industry contacts, and the ability to negotiate favorable terms for land purchases.

Key Responsibilities:

Site Evaluation and Acquisition

• Locate land suitable for acquisition and development by conducting the necessary market research and due diligence.
• Establish and maintain relationships with land developers and identify opportunities for land and lot acquisition.
• Negotiate and acquire land and lots necessary to meet company goals and projections.
• Establish broker/seller relationships.
• Negotiate and finalize contracts for targeted acquisitions.
• Network with other builders and developers to maintain market awareness, develop contacts and provide information necessary for the division to be a strong competitor.
• Manage land purchases through due diligence processes; provide information for and participate in the coordination of land acquisition packages
• Determine land values in the specific market by checking like property sales by means of public records, developers and other professional affiliates Negotiate and contract land acquisition.
• Coordinate land entitlement and planning activities with land development team.
• Review and monitor purchase agreements.
• Establish and foster professional relationships with state, county and city officials.

Data Analysis and Reporting

• Drafts and submits LOIs.
• Analyze land development proformas and ensure deals fit within the Davidson Homes profitability model.
• Maintain reports, project dates, and contract summaries.
• Conduct periodic market analysis.
• Generate and analyze weekly/monthly/quarterly reporting including site projections and profitability projections.

Minimum Qualifications:

• Bachelor's degree in real estate, Business Administration, Finance, Urban Planning, or a related field.
• Advanced degree or certification (e.g., Certified Commercial Investment Member) is a plus.
• Minimum of 5 years of experience in land acquisition, real estate development, or a related field, preferably with a focus on residential properties.

Preferred Experience and Qualifications:

• In-depth understanding of real estate markets, land use regulations, zoning laws, and environmental issues.
• Ability to plan strategically for long-term market positioning and growth.
• Strong land negotiation and contracting skills.
• Strong analytical and negotiation skills, excellent communication and interpersonal abilities, and proficiency in Microsoft Office Suite and real estate software.
