Description:
We are seeking a Senior Communications Site Acquisition Specialist with extensive experience in wireless telecom site acquisition. This role requires expertise in site identification, due diligence, lease negotiations, and coordination with cross-functional teams to ensure that selected sites meet all engineering, zoning, and construction requirements. You will be responsible for guiding the entire site acquisition process, from candidate identification to lease agreement finalization, ensuring that all legal and regulatory conditions are met.

- Identify wireless telecom site candidates, ensuring all due diligence processes are followed within the designated search area.
- Conduct lease negotiations and manage ancillary agreements, including easement agreements.
- Collaborate with RF Engineers, Planning, and Construction teams to ensure site selections meet all engineering, zoning, and construction standards.
- Assemble and submit complete site packages for approval, including zoning maps, parcel maps, street maps, and deeds for selected sites.
- Coordinate site visits with RF, Planning, and Construction teams, ensuring that all parties are aligned on site requirements and timelines.
- Review zoning and construction drawings, making necessary revisions to comply with regulatory requirements.
- Procure Title Reports and other necessary documentation for approved site candidates.
- Secure landlord signatures on lease agreements, zoning applications, Limited Power of Attorney, Memorandum of Agreements, Non-disturbance Agreements, and Construction Drawings.
- Assist in the preparation of land use applications and attend public hearings and community meetings related to site selection.
- Manage site acquisition documentation and provide regular updates to stakeholders.
Technical Requirements:
- Strong knowledge of site acquisition processes in the wireless communications industry.
- Experience working with RF Engineers and understanding zoning and construction requirements.
- Proficiency in using software tools for site mapping, such as GIS, and other site tracking tools.
- Familiarity with FCC regulations, site leases, and zoning ordinances.
- Strong negotiation skills and the ability to manage lease agreements and related legal documentation.
