Its business focus is on acquisition & upgrading of residential properties and managing its own portfolio of over 18,000 residential apartments in six major cities across Canada.

Position Summary

Reporting to the Operating Officer, the Capital Project Manager will be responsible for ensuring that all capital projects/renovations meet the highest standards of quality. This role will work closely with the Regional team in all cities.

Key Duties and Responsibilities

Capital Projects
  • Responsible for major renovation for common areas and exterior of properties
  • Work with the team to develop/review major capital project scopes, schedules, milestones, and reporting (Windows, balconies, hallway, building structures, paving etc)
  • Understanding of codes, safety regulations and best practices on new construction and renovation

Suite Legalization and creation
  • Determining scope of work needed in suite legalization and creation process
  • Application of appropriate permits and plans during full legalization process such as Development Permits and Building permits
  • Create preliminary drawings, design specifications and documentation for professional review and submission
  • Liaison between professional trades during full renovation and construction project
  • Renovation and construction work
  • Meeting all permit requirements
  • Represent the Company in dealing with all levels of Government pertaining to permitting and obtaining the necessary approvals


Expectations
  • Good communication with all departments and senior management on the time schedule and progress of project
  • Travel to sites across Canada where projects are being worked on


Supervision Received

Works under the general direction of the Operating Officer; Able to work independently as well as contribute actively and collaborate openly as a team member.

Requirements and skills

  • Engineering background or 2 years Diploma in construction technology
  • Knowledge of AutoCAD an asset
  • Knowledge of building codes and city bylaws an asset
  • Multi-Family Residential Rental Industry experiences beneficial
  • Good interpersonal and time management skills
  • Organized with the ability to prioritize and multi task
  • Attention to detail
  • Effective communication
  • Ability to travel up to 30% of the time
