Summary
The Managing Broker position requires flexibility, strong interpersonal skills, project coordination experience, and the ability to work with all levels of internal management and staff, as well as community leaders and outside clients and guests in coordination with general manager of resort and resort owner. Satisfies real estate's annual sales goals through successful strategic campaigns in the areas of marketing, advertising, public relations, sponsorships and special events. Creates, maintains and reconciles an annual budget. Trains and remains up-to-date on current market trends. Candidate must have both commercial and residential experience

Responsibilities:
Sales Tracking
- Ongoing tracking and reporting of sales, including re-forecasting based on weekly and monthly assessments
- Responsible for gross income growth
- Ongoing communication regarding agent sales and commission levels
Legal Compliance and Licensing
- Monitoring of office licensing for multiple locations
- Monitor agent licensing & onboarding and transferring
Accounting and Budget
- Track all earned income for receipt and process/deposit all incoming funds. Verify correct coding for budget accuracy
- Sales commission
- Long Term Rental revenue
- Other income - reimbursement for company paid goods/services, home warranty revenue, commercial leasing
- Monthly P&L review for accuracy and approval with variances defined.
- Monthly reforecasting
- Management of SRE corporate credit card accounts and monthly reconciliation
- Management of expenses related to all operation line items on real estate budget
- Annual budget creation and commission structure analysis
Office Management
- Team building and coaching.
- Management of staffing and assistance with interviewing and hiring
- Management of annual and ongoing office maintenance items and purchases with office support
- Management of annual and ongoing IT needs
- Direct postage program Monitoring
- Create and execute SOPs
Contract Management
- Resale contracts maintenance and tech support of contracting/e-signature software and contract/listing templates
- Work with agents in writing up offers containing contingencies/clauses
- Ongoing knowledge/education of changing laws pertaining to contracts/Escrow
- Order warranty services
- Final file audit and review for accuracy
- Final HUD review for adherence to contract, accurate commission terms, and invoice payment
- Close out sale in SUMMIT & MLS, assist with closing out in CRM software
- Track receipt of final disbursements/Process Commission disbursements
- Developer Contract Management
- Complete all developer forms and property contracts
- Training and working with the agents on presentation of contract to client
- Copies of contracts and utility information to buyers
Agent Training

- Contract training for resale and developer contracts

- Report and statistical data usage/understanding and explain how to use all of the reporting we provide them when working with their buyers and sellers.

Physical Requirements
- Mobility: Must be able to move freely in both indoor and outdoor environments, including walking, standing, bending, and climbing stairs. Regularly required to visit properties, construction sites, and multi-level buildings.
- Sitting: Extended periods of sitting at a desk at Sandestin Golf & Beach Resort while managing administrative tasks, handling communications, and overseeing real estate operations.
- Outdoor Exposure: Work may require regular exposure to various weather conditions, including extreme heat, cold, rain, or other outdoor elements.
- Lifting: Occasionally required to lift or carry items up to 25 pounds, such as equipment, documents, or materials.
- Visual Acuity: Must have the ability to inspect properties, construction sites, and read detailed documents and plans.
- Dexterity: Requires sufficient manual dexterity to operate standard office equipment, such as computers and phones.
- Travel: Frequent travel between properties is required, including driving and extended periods of time spent in the field.
