Your Role
PMA is looking for an experienced and enthusiastic Senior Project Manager. Our Senior Project Managers act as the primary interface with PMA's clients and lead the client and project team of architects, engineers, consultants, contractors, vendors, and other professionals through the process of strategic real estate planning, design and construction of new buildings, tenant improvement buildouts and facilities assignments.
Responsibilities
Develop and complete project-specific tasks as required to meet or exceed the expectations of the client and fulfill our contractual obligations
Review qualitative program aspects with the owner and verify program conformance with project goals
Serve as liaison between client and design and construction professionals
Initiate and manage the procurement of design, construction, and consultant services
Draft, review, communicate, negotiate and enforce contractual documents for design, construction, and consultant professionals
Develop and monitor project budget and schedule including updating and maintaining web-based project controls
Provide analysis of budgets and schedules and their effect on the financial objectives of the project
Manage the design, engineering, and construction team in planning and analysis of conceptual design and preconstruction activities
Oversee and review the development of architectural and engineering construction drawings and bid documents
Establish, direct, and/or document project meetings
Meet with clients, city officials, architects, engineers, contractors, and consultants to present the project status and anticipate issues
Anticipate potential changes to budget or schedule and provide guidance on the review and analysis of changes when presented
Coordinate and review value engineering alternates with owner
Determine requirement and facilitate procurement of peer reviews and specialty consultants
Coordinate and direct internal resources (Assistant Project Managers, etc.), as required
Oversee the architect in their review of contractor and vendor onsite activities to verify they are in contractual compliance with design specifications, schedules, and workmanship standards
Authorize the issuance of contracts, purchase orders; develop and process scheduled progress draw packages for payment
Observe and report on the construction process and construction-related issues
Manage the project closeout process to a successful completion
Proactively seek out and represent PMA in networking and business development opportunities; assist senior management in project proposals and subsequent interviews
Promote the highest level of professionalism and ethics
Your Values and Skills
8+ years of relevant experience in the real estate design and construction industry, with a proven track record working on tech lab/data center/mission critical development and construction projects.
You have a Bachelors degree or higher in Architecture, Civil Engineering, Construction Management, Urban Planning, Real Estate Finance or a related field;
You have experience as an Owner's Representative or Project Manager representing the fiduciary interests of the real estate developer or investor.
Experience demonstrating prior involvement and leadership with master planning, budgeting, schematic design, design development, and construction documents phases, and construction/transition planning to build/project activation
Strong MEP background highly preferred
Develop and maintain long-term relationships with clients and other construction-related and business professionals
Demonstrate knowledge and understanding of project controls, project management, construction documentation, and sequencing
Exhibit working knowledge of alternate materials/methods; construction costs, value-engineering techniques, and Building/Occupancy laws and lease requirements
Demonstrate skills in managing multiple concurrent projects successfully; meet or exceed client expectations and timelines
Possess excellent time management, communication, organization, and personal effectiveness skills, as well as technical computer skills, including proficiency with Microsoft Office (including Word, Excel, Project) and web-based project management tools. Proficiency in AutoCAD is desired, but not required

The salary range for this position is $130,000-180,000 annually; the base pay offered may vary depending on location, experience, skills, relevant education, and training.
