The Assistant Property Manager supports successful day to day operations of the property
through implementation of those policies, procedures, and programs that assure a well managed and maintained building, placing emphasis on positive response to the concerns and
needs of tenants and increasing the value of the property being managed.

Duties are conducted indoors in environmentally controlled conditions, and outdoors in many weather conditions.

ESSENTIAL DUTIES & RESPONSIBILITIES
- Business Management
- Develops and administers business plan, action plan, and budget for property, ensuring management practices are in alignment.
- Maintains ongoing communication with existing and potential new tenants along with internal property management, asset management, and accounting teams.
- Financial Management
- Closely manages expenses and tracks revenue to attain or exceed the Net Operating Income (NOI) per the business plan for the property
- Participates in reporting monthly financial accounting and proposes changes as appropriate
- Completes weekly status reports and monthly financial reporting package, including budget variance and activity summary
- Participate in budget process and create annual budget in Yardi
- Maintains contract binder and tracker
- Manages day to day financial activities of property with specific attention to accounts receivable, collection activities, maintenance of accounts payable on a current basis, taking advantage of discounts whenever possible, and the maintenance of all necessary financial records and files in an accurate and timely manner.
- Operations, Maintenance, and Facilities Management
- Manages day to day building operations to ensure quality standards
- Supervises all maintenance programs relating to the interior and exterior condition and appearance of the property
- Selects outside contract services and vendors and negotiates service agreements per the Broe Operating and Design standards
- Day to day monitoring of vendor performance ensuring compliance with service agreement standards
- Supervise the facility work and keep up on preventative maintenance, resolve building maintenance issues, provide annual facility inspections
- Complete comprehensive weekly property walks
- Tenant Relations & Leasing
- Ensures positive and prompt response to requests from building tenants
- Implements ongoing contact programs to constantly assess tenant needs and ensure problems are being solved promptly and to the mutual benefit of the tenant and property.
- Administers all tenant leases in full compliance with lease provisions
- Collects all rent in a timely manner
- Abstract leases in Yardi, Realogic or other computer programs as directed.
- May be required to assist in special projects or activities as requested by the Vice President of Asset Management , Director of Property Management or corporate leadership

- Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, the general public and regulatory agencies.
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and deal with several abstract and concrete variables.
- Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
- Ability to perform basic math in all units of measure, including whole numbers, common fractions, decimals, and to compute rate, ratio, and percentages.

- Basic computer and software skills, including word processing, data entry and analysis, and presentation development.
- Advanced computer and software skills, including Yardi or equivalent.

QUALIFICATIONS & COMPETENCIES
BASIC
- Bachelor's Degree
- Prior sales experience in leasing, retail, banking, and/or other related field(s)
- Understanding of Commercial Property Management
- Demonstrate proficiency with work processing, calendar management, Yardi or similar software program
- Ability to meet flexible scheduling needs
- Must be able to provide proof of eligibility to work in the U.S.

COMPENSATION
WAGES
- This position is paid an annual salary.
- Salary range: $76,292 - $87,758
- Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position.
- Potential additional compensation includes annual bonus.
