SUMMARY:

The Project Manager works as an integral part of the management team that, with the assistance from support staff, will be responsible for the successful completion of all assigned SF and Duplex construction projects which include spec and semi-custom homes. The position requires a deep understanding of various project management skills along with the ability to lead and manage direct reports, which includes mentoring and training. In conjunction with the field superintendent, the Project Manager oversees coordination of in-house crews, subcontractors and suppliers and serves as the main contact person for our clients.

DUTIES AND RESPONSIBILITIES:

  • Review Plans and specifications and provide comments.
  • Promote collaboration between project management, field superintendents and sales teams to ensure successful turnovers/closings.
  • Supervise due diligence, budgets, architectural design reviews, site engineering, permitting, scheduling and project coordination from start to completion
  • Review cost analysis & provide value engineering suggestions.
  • Responsible for financials (job costing/projections) of assigned projects.
  • Monitor and assist with subcontractor pre-qualifications.
  • Secure lead-time items and coordinate the timely receipt & review of submittals and shop drawings.
  • Prepares schedules for each project.
  • Provide support and assistance to the field superintendent to meet the project schedule and objectives.
  • Assists with the planning and organizing of individual projects.
  • Foster environment of internal communication between construction team and other intercompany departments within the Bear organization.
  • Determine and define scope of work and deliverables: from drawings, specs and client input.
  • Proper review of requests for change orders and preparation of change orders.
  • Represent BEAR at project meetings when required
  • Monitor Jonas Premier, Buildertrend, Smartsheet to ensure company procedures are followed.
  • Oversee contract administration and change orders.
  • Continuously monitor all projects to ensure their success.
  • Works with accounting team to reconcile and manage job costs for projects.
  • Leads or assists in complex project related issues.
  • Approves and submits monthly pay requests of subcontractors and suppliers.
  • Prepare building permit applications for all projects in conjunction with Project Coordinator
  • Ensure regular communication between construction teams and clients to inform them of progress on their homes and build and maintain goodwill throughout the construction process to provide the best customer satisfaction possible.
  • Conduct site visits to confirm the contractual requirements of the project are met and that work is completed in conformance with the specifications. This will vary depending on job progress.
  • Ensure OSHA and company safety policies are being followed and team has necessary training and support
  • Leads, motivates, coaches, and develops direct reports.
  • Follow, promote, and enforce safety policies, practices, and procedures. Assist with safety investigations and corrective actions related to safety hazards/incidents both in the workplace and on the properties.


QUALIFICATIONS:

  • 5+ years of solid hands-on experience with a GC or Residential builder as a Project Manager
  • Bachelor's Degree or equivalent work experience
  • Strong working knowledge of site analysis, permitting and approvals, budget control, estimating, project scheduling and construction coordination.
  • Knowledge of local Building Codes is required
  • OSHA certified
  • Knowledge of Project Management Scheduling Software
  • Proficiency with Excel based Project budgets
