Multifamily Preconstruction Manager

Position Summary:

We are seeking an experienced Multifamily Preconstruction Manager to join our team, overseeing all aspects of multifamily projects from concept through construction start. This role will be responsible for managing the preconstruction process, providing accurate cost estimates, and ensuring all project goals are met. The ideal candidate will have 5-10 years of experience working with a General Contractor, with at least 5 years in Estimating or Preconstruction for multifamily projects. The candidate should have the ability to take full ownership of each project, from budgeting through project launch, while communicating effectively with clients, vendors, and project teams.

Key Responsibilities:

• Project Ownership: Manage the entire preconstruction process for multifamily projects, overseeing the transition from concept and budgeting to construction handoff.
• Budgeting & Estimating: Develop and manage project budgets from schematic through final construction documents, working with minimal design information when required.
• Cost Analysis & Value Engineering: Perform cost analysis, identify cost-saving opportunities, and provide value engineering options to optimize project budgets without compromising quality.
• Scope Development: Work collaboratively with architects, engineers, and consultants to establish and refine the project scope.
• Bid & Procurement Management: Oversee bid solicitation and contractor qualification processes; lead bid leveling and vendor selection in collaboration with the project team.
• Scheduling & Phasing: Develop preliminary project schedules and phasing plans to ensure timelines are achievable and efficient.
• Risk Management: Identify and mitigate potential risks during the preconstruction phase, proactively resolving issues and communicating with stakeholders.
• Communication: Act as a liaison between the owner, design team, and operations, ensuring clear, timely, and effective communication throughout the project lifecycle.
• Project Handoff: Ensure a smooth transition from preconstruction to construction, coordinating with the project team to deliver all necessary documentation and insights.

Qualifications:

• Experience: 5-10 years working with a General Contractor, with at least 5 years in a preconstruction or estimating role for multifamily projects.
• Technical Skills: Proficiency in construction estimating software (e.g., Procore, Bluebeam, or similar) and MS Office Suite; understanding of multifamily construction methods and costs.
• Budgeting & Analytical Skills: Ability to accurately budget projects from schematic or early design stages with strong analytical skills for cost control and forecasting.
• Communication: Excellent verbal and written communication skills, able to convey complex information to diverse stakeholders clearly and effectively.
• Leadership: Proven ability to lead preconstruction efforts, ensuring all project team members are aligned and project goals are met.

Preferred Qualifications:

• Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
• Certifications: Professional certifications such as LEED, AIA, or PMP are a plus.
