POSITION SUMMARY
The SVP of Investments is a newly created role based in Atlanta, GA. Reporting to the Managing Director, Hospitality, the position is responsible for executing the lodging platform's growth strategy, managing all aspects of the transaction process for the hospitality platform, and continually working with cross-functional teams and stakeholders to maximize the lodging platform's profitability.
Portman's current hotel portfolio consists of 6 hotels (2,600 rooms) in four North American markets: Hyatt Regency Salt Lake City; Westin Charlotte; InterContinental San Diego; SpringHill Suites / Residence Inn San Deigo; Hotel Indigo Downtown Atlanta; Kimpton Sylvan Buckhead Atlanta.

Responsibilities:
Work closely with Managing Director to refine, iterate on, and execute lodging platform's hotel acquisition and development strategy.
Build a pipeline of actionable hotel investment targets through close relationships with brokers, sellers, and other distribution sources across the country.
Oversee and drive the underwriting and due diligence process, including financial modeling, market surveys, financial analysis, and the creation of investment overviews and recommendations for review by investment committee.
Keep up to date on relevant investment and valuation metrics on an asset-by-asset and market-by-market basis to ensure data-driven underwriting.
Lead the hospitality group's efforts in researching and defining target markets for hotel acquisitions and development through data driven analysis; keep up to date on relevant news and updates in selected target markets.
Create executable business plans for targeted investments.
Collaborate with legal counsel, third parties, and other relevant stakeholders to negotiate various agreements, including purchase agreements, partnership agreements, loan documents, and hotel management agreements.
Assist the firm's strategic operations, asset management team, and internal stakeholders in maximizing investment returns and hotel profitability.
Assist the firm's hospitality-related activities investor reporting, major capital events, strategic asset-level business planning, and eventual property sales.
Develop and maintain comprehensive financial models for new and existing assets, utilizing portfolio benchmarking and DCF models to track and assess asset-level and partner returns and performance.
Develop standards, procedures, and processes to facilitate acquisition and development projects within the hospitality platform.
Foster and maintain relationships with relevant players in the hospitality investment ecosystem. Represent the company at industry events and through speaking engagements.
Train, manage and grow acquisition team as needed to facilitate deal execution.
REQUIREMENTS
The successful candidate will be a collaborative, strategic executive with broad hotel acquisition and investment experience in a real estate development setting. With depth across all lodging property types, this person will have a strong track record delivering exceptional portfolio and property level returns on investment. This successful candidate will take a granular, direct approach to life cycle investment analysis and be a source of innovative ideas and creativity to solve business problems.
Additionally, the successful candidate will have:
Prior professional experience in hospitality related acquisition, development, or asset management, operating multi-brand hotel portfolios and working for a major hotel brand and/or developer of hotels.
Tenure on a senior leadership team with demonstrated success in executing transactions.
Demonstrated expertise and existing relationships with major hotel companies including Marriott, Hilton, Hyatt and IHG and third-party hotel management companies.
Broad exposure to investment analysis, both debt and equity, and experience with development and acquisition projects across multiple urban and secondary markets.
Expertise in negotiating third-party management contracts, franchise management contracts, and other critical hospitality-related agreements.
The ability to excel in a fast-paced, non-bureaucratic organization.
Proven leadership, management, and organizational skills with exacting standards for accuracy and execution.
Upbeat, open, visible communication skills, a person known to bring humor, energy and creativity to the business and community arenas.
Recognition within his/her current company and the industry as a person of the highest integrity, ethical grounding, and professional bearing.
Demonstrated performance to ambitious standards; initiative-taking with the ability to work independently but as part of a team.

An undergraduate degree in finance, real estate, or similar field; MBA preferred but not required.
