POSITION SUMMARY:

Assists in developing and monitoring company policies and procedures related to property management; responsible for recruitment, training, development, and supervision of property managers; and shares responsibility for maintaining the physical assets and performance of assigned properties. Assists the President and other supervisors with special projects, administrative tasks, and other related work.

ESSENTIAL FUNCTIONS:
  • Coordinate communications between Property Managers and the Central Office
  • Hire, train, supervise, develop, and terminate the employment of those supervised in accordance with company policies and directives; perform performance evaluations on supervised employees; assist Property Managers with site-level employees. Approves all new hires, status changes, and terminations for on-site personnel
  • Monitor, assist, and make recommendations to improve marketing activities with the director of marketing and property managers; review occupancy status; recommend rent schedules
  • Review and audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approve all exceptions.
  • Resolve resident relation issues as needed with the Property Manager
  • Inspect the properties to ensure the highest standards are maintained; evaluate maintenance, grounds, and housekeeping operations in areas of efficiency. Conducts periodic inspection of vacant apartments for market-ready condition
  • Assist in or develop corrective programs for apartment communities that need physical, administrative, or marketing assistance
  • Supervise and coordinate the preparation of annual operating and capital budgets and assumptions. Review monthly financials to evaluate property performance
  • Review and approve expenditures within specified budgetary guidelines. Negotiates and/or evaluates contracts and makes recommendations
  • Establish and revise property management forms, reports, and manuals, including updates, changes, and additions
  • Prepare and conduct meetings; develop and implement property management training programs for all departments
  • Participate as a member of the Development Team in design, unit mix, establishment of rent rates, budgets, and other such operational matters. Coordinates staffing and office set-up of new communities
  • Prepare and review a weekly occupancy report for respective properties
  • Perform other duties as assigned

POSITION REQUIREMENTS:
  • Must be able to travel to multiple properties
  • Proven record of successful property management
  • Knowledge of property maintenance, property marketing, and insurance
  • Ability to communicate well both verbally and in writing
  • Strong supervisory, personnel management, and organizational skills
  • Ability to delegate and communicate property management methods
  • Problem-solving ability
  • Excellent working knowledge of Excel, Word, Outlook, and Yardi
