Title: Director of Operations & Maintenance
Reports To: Assistant Superintendent of Finance
Department: Operations & Maintenance
Classification: 260/12 month
FLSA Status: Exempt

JOB OVERVIEW:
The Director of Operations & Maintenance is directly responsible for providing a physical learning environment that is clean, safe, well-maintained, attractive and functions smoothly. This position manages day-to-day operations, as well as develops a long range plan for the maintenance, custodial, and grounds functions.

QUALIFICATIONS:
Preferred qualifications include:
  • At least five years' experience in planning, management and coordination of facilities, with responsibility for custodial/maintenance services, landscaping and construction.
  • Certification in project management.
  • LEED Certification and/or familiarity with green initiatives.
  • Experience working with architects, engineers and other professional services related to capital projects and repairs.
  • Bachelors of Arts or Bachelors of Science

Required qualifications include:
  • Knowledge of mechanical, electrical, plumbing, general maintenance and HVAC. Have a strong understanding of building automation systems (BAS) and be able to read and understand schematics and blueprints
  • Knowledge of architecture, construction, engineering, plant operation, maintenance operations and safety
  • Knowledge of principles and practices related to the management of maintenance, custodial, warehouse, and landscape activities
  • Knowledge of local, state and national building codes including Health Life Safety
  • Knowledge of federal, state, and district policies, regulations, and laws pertaining to job functions
  • Positive interpersonal and communication skills, oral and written, to work professionally with staff and experience establishing effective and collaborative relationships with community members and other agencies
  • Technical competencies in a variety of areas including the use of technology, mathematics skills, writing, organization, problem-solving, project management, and record keeping
  • Experience in preparing and maintaining accurate records
  • Experience in the operation of standard office equipment and computers, including spreadsheets and word processing software
  • Experience in budget development and management for capital projects, building maintenance, and district/plant operations
  • Ability to maintain confidentiality related to personnel and other District records and information
  • Have a valid Illinois driver's license and ability to respond to 24-hour per day emergency calls and implement appropriate response actions


PERFORMANCE RESPONSIBILITIES:
  • Develops and communicates a vision for aligning the district's facilities with current best practices for the delivery of instruction
  • Provides leadership and supervises the Facilities Manager
  • Provides leadership and support for the maintenance, custodial, and operations clerical staff
  • Advises and serves as a resource to the Superintendent, members of the Board and district administrators in all areas related to the District's operation and maintenance of its facilities
  • Develops a plan for evaluating, inspecting and maintaining all facilities and systems in the district
  • Oversees all phases of construction projects
  • Ensures compliance with all codes and requirements related to safety
  • Oversees the hiring, training and evaluating of all operations and maintenance staff
  • Creates opportunities for an ongoing dialogue with principals and staff to support district initiatives through regularly scheduled meetings
  • Communicates, interacts and works effectively and cooperatively with people from diverse ethnic and educational backgrounds
  • Provides leadership to the Safety & Security Committee
  • Lead district sustainability efforts, including solar, energy management and composting
  • Ability to promote and follow District, building, and department policies and procedures
  • Creates and manages department budgets in a fiscally responsible manner, and consults with the Assistant Superintendent of Finance/CSBO on all financial matters related to facilities and construction
  • Other duties as assigned

PHYSICAL REQUIREMENTS:
The usual and customary methods of performing the job functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling, frequent climbing and balancing, frequent stopping, kneeling, crouching, and/or crawling, and some fine finger dexterity. The job is performed under some temperature extremes and under conditions with exposure to risk of injury and/or illness.
