POSITION SUMMARY
The Assistant Project Manager's (APM) primary focus will be to coordinate all activities throughout the design and construction project life cycle including project initiation, planning, execution, monitoring and closeout. The APM will be responsible for assisting the Project Manager to ensure that all financial, contractual, and scheduling deliverables are completed for assigned projects. The APM will have direct exposure and involvement in a broad range of Capital Improvement and space development projects throughout the project life cycle.

$100,000 - $115,000 a year
Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.

POSITION SUMMARY
The Assistant Project Manager's (APM) primary focus will be to coordinate all activities throughout the design and construction project life cycle including project initiation, planning, execution, monitoring and closeout. The APM will be responsible for assisting the Project Manager to ensure that all financial, contractual, and scheduling deliverables are completed for assigned projects. The APM will have direct exposure and involvement in a broad range of Capital Improvement and space development projects throughout the project life cycle.
RESPONSIBILITIES
- Actively engage with internal and external stakeholders
- Support the Project Manager in a wide range of department deliverables, project specific activities, and financial reporting
- Contribute to the successful completion of critical project timelines
- Participate in the design development and logistics planning of projects to minimize the impact of the work on tenants and building operations
- Draft tenant communications regarding kick-off meetings, approval of tenant extras, advance and final notices of possession dates, tenant delay notices, etc.
- Assist with overseeing project execution, shop drawing approval, field inspections, insurance certificates, permit filing/issuance/closeout
- Assist with supervising compliance with competitive bidding and contract administration
- Maintain and expand best practices, department procedures, and compliance
- Assist with administrating MWBE and ICAP programs and track projects award to maximize compliance with ESRT's goals for Diversity, Equity, and Inclusion
- Support project teams to ensure that proper procedures and financial requirements are followed
- Identify and implement strategies to improve operational performance and promote best practices for Capital Planning and Construction
- Provide recommendations on strategies to reduce expenses, shorten construction timeframes, and minimize tenant inconvenience Engage in Capital Improvement, Retail, and Tenant Installation projects
- Pre-built office units / Turn-key office spaces / Retail projects
- Lobby / Common corridor / toilet room rehabilitations and upgrades
- New Storefronts, Local Law 11 cycles, roofs, facades, windows, etc.
- Tenant Amenity projects / Wellness projects /Space Planning Assist with the Design, Planning and Pre-construction of Capex / TI Projects:

REQUIRED SKILLS / ABILITIES
- Strong business management acumen, organizational, and time management skills
- Effective communication and customer service skills
- Strong understanding and experience in construction project life cycle
- Proficient in various software: Yardi, MS Office, Acrobat, Bluebeam, MS Project
- Thorough understanding of cost management and corporate controls
- Creative and motivated to meet deadlines and implement solutions
- Proficient in reading and interpreting design and construction document
EDUCATION & EXPERIENCE
- Bachelor's degree from an accredited institution in Construction Management, Engineering, or Architecture strongly preferred
- Minimum of 3+ years of progressively responsible experience in project management for commercial, residential, and retail projects.
- PMP certification is preferred

- Prolonged periods of sitting at a desk and working on a computer
- Must be able to lift up to 15 pounds at times
