Overview

The Assistant Asset Manager assists, develops, and implements best practices to the market rate, affordable, and student housing communities. The Assistant Asset Manager will assist with day-to-day functions with the objective of enhancing the underlying performance of the Asset Management Department to achieve the economic goals of Gilbane Development Company.

Responsibilities

  • Assist with the operation and preservation of the entire portfolio by responding in a timely, thorough, and concise manner to questions and requests from both internal and external sources
  • Assist with the review of property's profit and loss statements, downloading information for dashboard distribution, and ensuring regular distribution to executive level staff
  • Ensure financials packages are copied monthly and maintained in appropriate files
  • Work closely with the Director of Asset Management to monitor and advise on financial health of each property, and interface with leadership to implement company financial directives
  • Ensure revenues are timely collected and payments are properly processed by third party and in-house management; improve systems to ensure and enhance current collections and operations
  • Oversee on-site managers, third-party property management companies', and properties managed in-house to ensure deadlines are met maintaining a professional demeanor and supervisory relationship.
  • Read, interpret, and advise proposals received by third party and in-house managers, related to the portfolio
  • Ensure approvals are received and analyzed for budget compliance; ensure multiple proposals are received for all expenditures over $3,500
  • Visit properties to inspect their condition, provide direction, and gauge adherence to lease and company standards
  • Assist, prepare, and review annual operating budgets and income projections, including analysis of monthly expenses, to ensure they are accurately completed by third property managers
  • Monitor and create spreadsheets regarding critical dates in the Asset Management Portfolio (Hap renewals/expirations, insurance expirations, real estate tax schedules with date of appeals, and lender reporting equirements, etc.)
  • Assist with ensuring Capital Improvement Plans through direction of budget, contracting and finances are completed timely
  • Submit invoices to accounting for approvals
  • Ensure high-level issues / disputes with tenants, vendors, and contractors, working with third party property managers and outside legal counsel are internally reported to the appropriate asset manager
  • Other Assistant Asset Management related duties, as assigned


Qualifications

EDUCATION/EXPERIENCE
  • Bachelor's degree or equivalent experience preferred
  • Minimum 3 years of multifamily and affordable housing property management experience preferred

KNOWLEDGE, SKILLS & ABILITIES
  • Proven style of being proactive and multitasking among various projects and assets with organized, methodical system
  • Strong analytical skills with high attention to detail and accuracy
  • Strong organizational, time-management and prioritizing skills
  • Excellent verbal, written and interpersonal communication skills to maintain professional demeanor
  • Ability to work independently and on teams in a fast-paced environment
  • Advanced skills in Microsoft Office and Excel skills
  • RealPage experience a plus
  • Occassional travel required

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.

For Arlington, VA this ranges from $85,100.00 - $117,000.00 plus benefits and retirement program.
