JOB DESCRIPTION:
Human Resources announces an opening for the position of Assistant Director, Maintenance. This is a full-time, in-person, Grade P-11 position located in the Department of Facilities & Operations.

GENERAL STATEMENT OF DUTIES

The Assistant Director of Maintenance oversees the Maintenance Supervisors and their teams, as well as contractors and vendors. This role involves planning, organizing, and managing repairs, maintenance, renovations, and facility improvements for school buildings and grounds. It requires a blend of technical knowledge across multiple trades, strong organizational skills, and the ability to manage complex maintenance operations for a large and diverse facility portfolio.

SUPERVISION

Work is performed under the general supervision of the Director of Maintenance and Plant Operations.
RESPONSIBILITIES:
ESSENTIAL FUNCTIONS OF THE CLASS (May not include all duties performed.)

  • Plan and supervise maintenance, repairs, renovations, and preventive maintenance to ensure cost-effective and timely completion.
  • Assign tasks, allocate resources, and monitor work schedules, materials, and labor for efficiency and effectiveness.
  • Oversee and evaluate work quality, safety compliance, and adherence to operational standards for staff and contractors.
  • Develop and implement preventive maintenance programs to extend the facility and equipment lifespan.
  • Supervise and train staff, fostering a disciplined, motivated workforce while addressing disciplinary issues as necessary.
  • Approve payroll, overtime requests, and purchases of materials and supplies, ensuring compliance with procurement procedures.
  • Coordinate maintenance activities with other organizational units and external stakeholders, including emergency services.
  • Inspect facilities and work progress to ensure compliance with safety, efficiency, and quality standards.
  • Prepare reports, cost estimates, and analytical data for operational planning and decision-making.
  • Manage contractor and vendor activities, ensuring adherence to performance standards and project specifications.
  • Oversee facilities training programs, including OSHA safety training, licenses, and apprenticeship initiatives.
  • Represent the division in meetings, negotiations, and community interactions to address needs and provide updates.
  • Ensure compliance with local, state, and federal regulations, managing risks and operational mandates.
  • Perform related duties as required or assigned.
EXPERIENCE:
REQUIRED KNOWLEDGE, SKILLS, AND ATTRIBUTES

  • Comprehensive knowledge of current methods, theories, and practices of facilities and grounds maintenance, repair, and construction of facilities.
  • In-depth knowledge of local and national building, electrical, plumbing, and mechanical codes.
  • Proficient in project planning, cost estimating, and preparing technical specifications, drawings, and bids.
  • Advanced computer skills, including proficiency in Microsoft 365, internet research, and online ordering systems for decision support.
  • Strong organizational skills with the ability to prioritize tasks and perform under pressure in both public-facing and administrative roles.
  • Proven ability to supervise and manage first-line supervisors effectively.
  • Expertise in implementing responsibilities within established policies, plans, and requirements.
  • Skilled in coordinating and planning the work of skilled trade teams, resolving complex on-site issues, and enforcing safety and regulatory compliance.
  • Competent in reading and interpreting work orders, blueprints, diagrams, and technical sketches.
  • Experience in maintaining accurate records and preparing detailed reports.
  • Strong interpersonal skills, including coaching, counseling, and onboarding new employees.
  • Capable of making appropriate decisions and taking corrective actions during facility-related emergencies.
  • Excellent verbal and written communication skills, with the ability to engage diverse community groups and present clear, concise information.
QUALIFICATIONS:
MINIMUM EDUCATION, TRAINING, AND EXPERIENCE REQUIRED

Any combination of education and experience equivalent to a bachelor's degree in facilities and/or operations management, or a related field.
Five (5) years of experience in facilities management, operations management, maintenance, or a related field, with some experience in a supervisory or leadership role.
An advanced degree(s) beyond the minimum degree requirement in a relevant field may be considered in lieu of some experience.

PHYSICAL ATTRIBUTES

This job operates in a professional office environment and has a noise level of mostly low to moderate. This role routinely uses standard office equipment such as computers, phones, photocopiers, etc. This position may also visit worksites in the field and be exposed to extreme heat and cold, outdoor environments, moving mechanical parts, fumes, toxic or caustic chemicals, and loud noises.
Must be available to direct essential personnel emergency response work in the evening hours or on weekends, as needed.

Generally, work involves only exposure to normal, everyday risks.
