Description:
Essential Duties and Responsibilities:
Provides support and professional advice relative to construction to the operations team.
Adhere to company construction standards and hold others accountable.
Manage multiple projects in any project phase at any given time.
Drive the approval process to keep ground break dates on time or ahead of schedule.
Perform due diligence review and assessment.
Partner with the Real Estate Manager in obtaining approvals for the projects. Partner with internal teams to develop and manage project budgets.
Serve as the company liaison with all outside vendors and contractors.
Work closely with internal company teams to schedule equipment installation.
Perform critical on-site milestone meetings and drive the project schedule.
Responsible for proper completion of all construction activities, preparing punch lists, and follow-up on project closeout tasks timely.
Hold all teams accountable for safety on all job sites and for all teams that are present on-site, either internal or external.
Responsible for bidding or negotiating all contracts for construction.
Contribute to the internal team's periodic Construction and Design meetings.
Act as support for the company operational teams relative to the construction process ensuring timely project completions and store openings.
Provide accurate reporting for analysis on project progress.
Partner with Real Estate Team to review all contract exhibits and compliance with company standards.
Presentation of projects in front of multiple people at municipal hearings and meetings
Any reasonable task that may come up that may need to be completed to support the direction of the company.
Above all, act in a manner that protects and is in the best interest of the company.
Qualifications and Requirements:
Bachelor's degree in construction management preferred, or 5 years in a similar position with demonstrated increasing responsibility required.
Minimum of 5 years managing retail construction projects.
Preparation of construction budgets and tracking costs
Familiar with general construction means and methods.
Excellent entitlement and permitting experience
Efficiently communicate with design teams to facilitate quality construction drawings.
Ability to effectively organize and manage multiple projects at once.
Proficient with typical computer applications including scheduling, database, and spreadsheets.
Tactful in handling human relationships, ability to manage challenging situations in a kind manner.
Strong influencing and leadership skills.
High proficiency in verbal and communications skills, and computer skills
Prolonged periods sitting at a desk and working on a computer.
Must be able to lift up to 15 pounds at times.
