A person acting in this position must have a strong understanding of common area property maintenance coupled with attention to detail. In order for this candidate to be successful, they must be a leader of a team of Maintenance Technicians and independent contractors, committed to solving problems efficiently, and interested in being part of an organization committed to continuous growth and improvement. This is a position that must be able to interact with a diverse team and respond quickly to requests from community associations.

Compensation
- $85000 - $92000/ year. Actual pay will vary based on a candidate's skill, experience, education and/or location.

What you'll do
- Provide day-to-day oversight of all common and limited common areas in each assigned community
- Supervise and coach assigned team members
- Inspect work performed by independent contractors and make recommendations when needed
- Oversee maintenance implementation of Board policy and directives
- Ensure the property is meeting daily expectations, as dictated by Regional Asset Manager, Community Association Manager, Board of Directors, and community standards
- Oversee general maintenance and upkeep of common areas and limited common areas in the assigned community
- Perform security checks in common areas and, upon request, in unoccupied units. Maintain accurate logs that reflect all unit inspections made and the results of the inspection
- Contact Regional Asset Manager, Community Association Manager and association Board Representative in case of an emergency as necessary. Take emergency measures when needed to eliminate or reduce damages
- Supervise all third party contractual services such as landscaping and trash removal
- Maintain common area lighting. Replace missing or burned out bulbs as needed
- Perform and/or delegate routine or minor maintenance required for upkeep of buildings not contracted to third parties
- Perform and/or delegate regular trash pickup as needed
- Inspect and/or delegate clubhouse and clean as necessary
- Perform regular checks of all outside structures and grounds
- Perform and/or delegate basic lawn maintenance (mow, trim, weed control, fertilize)
- Maintain property and master key access control
- Work with Regional Asset Manager, Community Association Manager and Board of Directors to coordinate all approved major projects, including identification of potential vendors and collection of proposals
- Work with the Regional Asset Manager, Community Association Manager and Board of Directors on strategic initiatives and association projects for assigned community
- Provide a Property Maintenance Report at all meetings involving the Board of Directors and owners
- Provide regular property updates to the Regional Asset Manager, Community Association Manager and the Board of Directors, and homeowners
- Attend Board and owner meetings, as needed. Attend community events, as needed
- Act as a liaison between the association, homeowners, Community Asset Manager, and Field Operations Team
Skills you'll need
- 5+ years of property and/or community association maintenance experience
- A thorough understanding of large scale buildings, building systems, pools, and spas
- Pool/Spa Operator Certification (CPO) preferred. Ability to obtain certification within 30 days of hire required.
- Demonstrated ability to communicate effectively and frequently orally and in writing
- Ability to travel to various sites and attend necessary meetings. This is not a 9-5 job, you may be called upon after normal business hours and on weekends, and flexibility is key.
- Experience working in a fast-paced and highly cross-functional organization
- Accomplished range of skills from strategic thinking to creative and detailed execution
- Strong interpersonal and problem-solving skills, and a love for helping others see a path forward
- A tolerance for ambiguity, and the ability to stay focused on getting results
- Experience managing teams
