COMPENSATION: Pay Range is $105,000-$120,000 annually + 5-10% Bonus Potential

PURPOSE

The Senior Project Manager leads the remodel program and supports the planning and coordination of the new club projects to ensure that the goals and objectives of the projects are accomplished within the prescribed time frame and funding parameters. The Senior Project Manager is responsible for exercising appropriate levels of discretion to deliver top quality facilities within given time and financial budgets. The Senior Project Manager interfaces with architects, consultants, general contractors, and internal VASA staff to achieve successful construction across a portfolio of projects.

DELIVERABLES

The deliverables for this position include, but are not limited to, the following:

ON TIME

The successful Senior Project Manager will work directly with internal and external partners to ensure on time delivery of facility openings. Responsibilities include:
  • Set deadlines, assign responsibilities and monitor and summarize progress of projects
  • Prepare weekly and/or bi-weekly reports for upper management regarding status of projects
  • Notify leadership and internal partners early in the process of schedule impacts
  • Coordinate with the PM's to manage project schedule using VASA defined project management tools such as Pro Core and ASANA
  • Oversee scheduling and coordination with all contractors, sub-contractors, direct vendors, and internal partners to ensure on time delivery and installation of owner supplied items

IN SCOPE

Communicate with responsible parties to ensure quality construction meets or exceeds industry standards while ensuring VASA's needs and wants are efficiently met. Responsibilities include:
  • Partner with VASA Design Team to understand prototype drawings and gym design expectations
  • Coordinate and manage contractors as well as internal and external partners to deliver facilities as defined by the Construction Documents
  • Coordinate and manage all third-party scopes of work with VASA design team and other required department reviews to ensure accuracy
  • Deliver a facility at opening that is ready for all uses with minimal, if any, touch up work needed
  • Oversee timely responses to all RFIs, submittals, and other needed clarification to ensure that design intent is met
  • Be a subject matter expert in a variety of construction concepts, practices, and procedures to ensure that a quality product is delivered by the General Contractor, sub-contractors, and all partners involved in the construction of a facility
  • Perform reviews of all construction documents throughout design process to familiarize him or herself with the design and design intent, look for value engineering opportunities, ensure that lessons learned have been incorporated into new plans, and check plans for general constructability

ON BUDGET

Monitoring project expenditures and construction budget is a critical part of the Senior Project Manager's job. To be successful, he or she must always know exactly where the project stands in past, present, and future expenditures to ensure that financial goals are met. Senior PM will assist Director of Project Management in the following:
  • Coordinate bidding of assigned projects with multiple General Contractors
  • Coordinate budgets and contracts for owner provided items
  • Provide monthly forecasts of project expenditures
  • In depth review and coordination with the PM's on all pay applications and invoices through the payment process
  • Suggest creative solutions to and provide value engineering options for unforeseen conditions
  • Work with VASA's design team to achieve the desired look and feel of VASA facilities while managing project cost overruns to stay within approved project budgets
  • Initiate corrective action when needed to bring budget back in line
  • Notify internal partners early in the process for unforeseen and unapproved expenditures
  • Seek and receive approvals for change orders for items that are above and beyond approved budgets

Additional Responsibilities:
  • Facilitate and follow-up with all warranty work to ensure timely repair and completion of all defects, repairs, etc.
  • Oversee the coordination of all internal resources and third parties/vendors for the flawless execution of construction projects
  • Oversee the management of comprehensive project documentation
  • Track project performance, specifically to analyze the successful completion of short and long-term goals
  • Use and continually develop leadership skills
  • Support others with zoning/building/signage/conditional use (trailers and pre-sale centers)
  • Perform other related duties as assigned


QUALIFICATIONS
  • A 4-year college degree in engineering/construction with at least 5 years of experience in general construction, engineering, and management
  • Construction experience on medium size commercial construction projects is preferred
  • Team leadership skills
  • Successful management of complex projects ranging in value from $2-$10 million
  • Previous property assessment skills is preferred
  • Thorough working knowledge of general construction materials, processes, and systems
  • Advanced blueprint reading, working knowledge of IBC and OSHA safety practices
  • Advanced understanding of construction sequencing and scheduling
  • Experience working with government jurisdictions (Building Departments, Utility Companies etc.)
  • Proficient with various software applications such as Microsoft Office, BlueBeam, Asana, Procore, scheduling and job costing software
  • The employee in this job must be knowledgeable about and follow the company's safety policies and procedures as described in the company safety manual
  • Self-starter
  • Ability to multitask


WORK ENVIRONMENT
  • Spends approximately 50% of the time sitting, and 50% of the time either standing or walking while on the job.
  • Occasionally lifts up to 30 lbs., when moving project binders, office supplies or files, and may stoop, kneel, crouch, and balance while performing these same functions
  • Occasionally required to climb, crawl, stoop and negotiate ladders, stairs, or other routes at and within project sites in order to fulfill duties
  • Must be able to access all areas of the facility to determine needs
  • Constantly uses verbal and auditory capacity enabling interpersonal communication as well as communication through automated devices such as E-Mail, telephone, and MS Teams Messenger
  • Ability to travel 50% of the year as required to complete projects


PHYSICAL AND MENTAL ACTIVITIES AND REQUIREMENTS
  • Talking: Especially where one must frequently convey detailed or important instructions or ideas accurately, loudly, or quickly.
  • Physical Strength: Non-Sedentary work, standing and walking most of the time. Must be able to lift, push, pull, and move a minimum of 50 pounds.
  • Reasoning Ability: Ability to deal with a variety of variables under limited standardization. Able to interpret various instructions and relay instructions to clients
  • Attendance is an essential duty of the position. Employees must work regularly scheduled shifts, during business hours to assist members and sell services in-person.
