Objective:

The primary function of an HVAC Project Manager is to plan, coordinate, execute, and maintain an effective field construction organization utilizing the necessary engineering, labor, equipment, materials, tools, subcontracted services, and other company resources to effectively perform the scope of contracted work within an allotted budget and time schedule. The Project Manager acts as organizer, planner, scheduler, problem solver, decision maker, resource manager and overall leader for projects, evaluating project/contract feasibility, creating strategic plans, managing activities of jobsite workforce while ensuring jobsite safety and controlling resources necessary to effectively meet the project schedule for residential or commercial HVAC projects.

Responsibilities include, but are not limited to:

  • Develop and track a project schedule including trade manpower loading for the project.
  • Establish project cost control centers for tracking equipment, material, labor, subcontracts, and miscellaneous costs.
  • Develop and manage the project budget from start to completion, maintaining the profit margin throughout
  • Direct trade planners in the development of shop drawings and coordinate the planning efforts with other trades.
  • Develop the piping trade construction standards for the project.
  • Procure and manage project subcontractors and equipment vendors.
  • Inspect the jobsite on a regular basis for contract compliance, workmanship, and safety.
  • Follow-up on any required warranty work and maintain contact with owner to ensure customer satisfaction.
  • Manage large jobs with minimal supervision.
  • Estimate changes in scope of work.


Requirements

Essential Qualifications:

  • 10+ years of HVAC Foreman, Superintendent, or Project Manager experience, including leadership responsibilities
  • Thorough knowledge of HVAC system design and installation
  • Thorough working knowledge of project management processes, technology, and safety principles
  • Strong communications skills and demonstrated project experience between $1M and $15M
  • Strong decision-making, problem solving, resource allocation and planning skills/experience
  • Demonstrated attention to detail throughout prior experience at a tactical implementation level
  • Ability to effectively communicate complex technical concepts and ideas in a non-technical, simple manner
  • Ability to build a team and coach, mentor, train, and lead personnel in a project leadership relationship
  • MS Office proficiency: Word, Excel, Outlook
  • Procore experience preferred
  • Clean DMV Report and the ability to be insured


Specific Duties:

  • Develop and manage overall job activities, including schedule, manpower, equipment and material.
  • Devise and implement piecework programs when applicable.
  • Assist in establishment and maintenance of project budgets.
  • Coordinate job-site requirements with foremen and other personnel.
  • Coordinate with Purchasing Department to ensure timely ordering and delivery of materials per budget.
  • Track materials to ensure schedules are maintained.
  • Manage foremen and other job site employees to ensure efficient operations.
  • Develop and maintain relationships with owners, general contractors, vendors, suppliers, internal employees and other trades on site.
  • Communicate accurately and concisely with internal and external personnel.
  • Ensure accurate tool inventory and maintenance on job sites.
  • Provide accurate information, prepare for, and participate in the cost-to-complete process.
  • Provide training for foremen, journeymen, apprentices, or trainees.
  • Evaluate company requirements for areas of responsibility and make recommendations, as needed.
  • Enforce company policies and procedures and recommend improvements.
  • Complete required paperwork accurately and timely (timecards, daily reports, detailed accounting of activities, follow-up documentation, billings, HR paperwork, evaluations, etc).

Physical Demands/Work Environment:

FINGER DEXTERITY: Using primarily just the fingers to make small movements such as typing

TALKING: Especially where one must frequently convey detailed or important instructions accurately and/or quickly

HEARING: Requiring fine hearing abilities to understand speech

REPETITIVE MOTIONS: Movements frequently and regularly required using the wrists, hands, and fingers

PHYSICAL STRENGTH: Light work

STANDING/SITTING: For extended time periods.

Working Conditions:
