Job Summary

As the Vice President of Land Acquisition, you will lead our team to successful and profitable land acquisition deals that meet each market's 5-year strategic plan. You will be a resource of land acquisition expertise and effectively develop and motivate all land acquisition managers by supporting their knowledge, skills, and abilities to conduct their roles while upholding the organization's standards and processes outlined for land acquisition.

100% in-office position at our corporate office in Erlanger, KY.

These skills will be used to:
  • Ensure the Land Acquisition Managers prepare initial feasibility analyses on parcels of raw land, including evaluation of marketability, best use, development costs, development complexity, current and proposed zoning, and the likelihood of gaining approval.
  • Oversee the GIS Analyst and the GIS database for accuracy and completeness, ensuring the data is current and functional for the Land Acquisition Managers. Assign projects to the GIS Analyst.
  • Monitor raw land availability and market pricing. Ensures Land Acquisition Managers are prospecting for the best parcels in each land priority. Cultivates a positive, professional working relationship with landowners, brokers, developers, and others or any other contacts encountered through assisting Land Acquisition Managers or Market Presidents.
  • Ensure Land Acquisition Managers are utilizing the prospect database system to document prospect history and applicable follow-up procedures.
  • Work with the IT Department to initiate and/or revise functionality of the prospect database functionality or reporting to increase efficiencies.
  • Work with Land Acquisition Managers to prospect for and negotiate potential land or homesite deals with outside developers. Networks with and maintains contacts with other developers. Pursues and executes deals in accordance with each market's land priorities.
  • Provide strategic direction to Land Acquisition Managers when negotiating purchase price and terms with developers and landowners, in conjunction with Market Presidents and GCL management. Ensures purchase agreements are prepared and executed according to company policy and guidelines.
  • Continue to cultivate a positive relationship with the land sellers during due diligence by supporting Land Acquisition Managers throughout the project. Maintaining the relationship in good standing if GCL needs to approach the seller about a change to contract terms.
  • Manage and deliver land acquisition training (twice per year and as needed) to enhance consistency in proper usage of the companies' tools for land acquisition effectiveness and ensure that all Land Acquisition Managers use best practices.
  • Act as a liaison to land banking partners on all active land banking deals.

Preferred Qualifications:
  • Five (5) years of relevant experience with proven success in negotiating and acquiring land.
  • Bachelor's Degree in a related field, (MBA or Advanced Degree is preferred.)
  • Experience leading teams and developing talent with a history of leadership roles showing the ability to lead teams and work across departments.

Physical demands and work environment:
  • Must be able to use sensory skills (i.e. verbal communication) to effectively communicate and interact with other Associates and customers.
  • Must be able to perform repetitive motions and use fine motor skills (i.e. typing, writing) to operate office supplies (i.e. computer, calculator, copier).
  • Must be able to lift and carry approximately 20-25lbs unassisted.
  • Must be able to sit for long periods of time with low periods of reaching and standing
