What we are looking for:

An experienced Real Estate Director who will be responsible for directing Epiphany's real estate asset management activities. This individual will provide advice and guidance on real property matters, strategic real estate asset management, and development efforts.

The Real Estate Director will also be responsible for ensuring facilities management needs are being met, bottom-line profit and loss responsibility for project conceptualization, planning, permitting, market and financial analysis, financing, retail leasing, interfacing with design and construction, and successful development or redevelopment of clinical real estate.

Our ideal candidate should excel in the capacity of a project manager while having strong business acumen and experience, passion, and curiosity for fast paced, hyper growth companies.

What you'll do:
  • Lead real estate strategic planning and oversight of acquisition, sale, and leasing of all Epiphany owned and leased real property assets.
  • Manage merger and acquisition real estate due diligence.
  • Work with legal in drafting lease agreements and related documents.
  • Travel to designated markets to view real estate, understand the market dynamics to recommend new deals, relocations, and renewals.
  • Participate in the identification, feasibility analysis, and negotiation of real estate acquisitions.
  • Direct and coordinate the selection, negotiation, and purchase/leasing of real estate in support of development opportunities and in alignment with the organization's long-term vision.
  • Prepare comprehensive market/site feasibility and evaluation packages and proposals including financial models, budgets, and analyses for comparison of leasing, ownership, investment, and financing alternatives.
  • Manage leasing portfolio with third parties and affiliates where Epiphany is a tenant or a landlord.
  • Work closely with other departments (including implementation team, operations, IT, and marketing) to ensure successful integration.
  • Manage contractors and vendors responsible for real estate build projects.
  • Other duties as assigned.


Required skills:
  • Contractor/vendor management - successful history of managing outside vendors, developing relationships, and negotiating pricing to make real estate projects both scalable and efficient.
  • Project management - able to make the complex simple; create standardization of real estate projects to optimize timelines and costs; highly organized and able to manage multiple projects simultaneously and prioritize for greatest organizational impact.
  • Alacrity - bias towards action and uncanny ability to drive results; ability to understand business objectives; intellectually curious and willing to find ways to improve processes; prioritizes achievement over activity.
  • Strategic planning - able to partner with cross-functional leaders to design an overarching real estate plan for the organization based on anticipated needs and to fulfill the company's mission of improving access to care.
  • Relationship management - builds trust and credibility with internal stakeholders (M&A, physician recruiting, operations, and integration teams) to partner effectively and make real estate transactions more seamless.
  • Process improvement - skilled at improving internal processes to make things more efficient (e.g., anticipating lease renewals and partnering with local leadership on future needs to minimize clinic disruption and make more turnkey).

It'll help to have/be:
  • Highly effective communication, presentation, and listening abilities are essential for navigating company investment/development opportunities.
  • Must have robust interpersonal skills, social intelligence, and political acumen.
  • Highly organized in day-to-day and longer-term planning and execution, project management, and able to track and maintain complex schedules effectively.
  • Able to analyze and implement financial models to evaluate corresponding risks and opportunities.


Qualifications/Experience:
  • Minimum of 5 years of hand-on multi-site real estate experience, within healthcare a plus.
  • Bachelor's Degree in engineering, construction, real estate, architecture, business, finance, economics, or another relevant field.
  • Demonstrated ability to adapt, innovate and lead in an environment that moves at a rapid pace and where change is expected.
  • Self-starter able to work autonomously and driven to excellence in all aspects of the role.
  • Willing to travel 50% of the time.


Work Environment and Physical Requirements:

Administrative office may have minimum visits to medical offices with possible exposure to procedure/exam room and laboratory environment may include exposure to communicable diseases, bloodborne pathogens, biohazards or toxic substances. Daily activities may include standing, walking, sitting, bending and lifting items up to 30 lbs.
