COMPENSATION: Pay Range is $95,000-$105,000 annually + 10% target bonus

PURPOSE
The Project Manager (PM) plans, directs, and coordinates all activities of designated projects to ensure that goals and objectives of the project are accomplished within the prescribed time frame and funding parameters.
When requested, the Project Manager is also responsible for all administrative and coordination functions for multiple projects. This position requires the individual to be involved with the project development at the earliest stages of the new club location during due diligence, design and bidding to assure continual control.
The Project Manager will work closely with the Director of Project Management; together they are jointly responsible for building and managing the team of General Contractors (GCs), subcontractors and all VASA direct vendors to affect the entire construction process through the new club opening. The Project Manager is also a critical component of the design process to guide the construction budget and schedule, within the needs and requirements of VASA Fitness.

PURPOSE

DELIVERABLES
- Assist the Director of Project Management with due diligence activities as needed
- Populate and assign construction activities in Asana once lease is executed
- Create and issue RFP's to the general contractors to complete the build out of new clubs & remodel projects
- Review, level and provide GC recommendation to Director of Project Management
- Provide input and supervise all pre-construction services such as purchase orders, direct VASA vendors subcontract, schedules, job cost set-up, and project pre-planning with the Director of Purchasing
- Review GC schedule, establish procedures for accomplishing project, assist in allotment of cross department resources to various phases of project
- Confer with GC to outline work plan and assign internal duties and responsibilities within Asana for all VASA direct vendors
- Coordinate project activities complying with current building codes and local jurisdictions
- Coordinate demolition if not covered under General Contractor agreement
- Monitor and ensure quality control and coordinates activities of project personnel to ensure project progresses on schedule within prescribed budget
- Coordinate and track internal signage approvals
- Manages exterior signage supplier on fabrication and installation schedule
- Accumulate and review all necessary documents and track General Contractor (GC) pay application
- Submit reviewed GC pay apps to accounting for VP of Construction approval
- Reviews status reports prepared by GC and adjust schedules or plans as required to meet deadlines within Asana
- Confer with project architect and design team to provide technical advice and resolve problems as needed
- Manage up to (4) General Contractors/Projects for new club openings at the same time in various stages of the development & construction process
- Manage numerous remodel projects within existing clubs
- Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws
QUALIFICATIONS
- A 4-year college degree in engineering/construction with at least 2 year's of experience in general construction, engineering, and management
- Construction experience on medium size commercial construction projects is preferred
- Successful management of complex projects ranging in value from $2-$10 million
- Previous property assessment skills is preferred
- Thorough working knowledge of general construction materials, processes, and systems
- Advanced blueprint reading, working knowledge of IBC and OSHA safety practices
- Advanced understanding of construction sequencing and scheduling
- Experience working with government jurisdictions (Building Departments, Utility Companies etc.)
- Proficient with various software applications such as Microsoft Office, BlueBeam, Asana, Procore, scheduling and job costing software
- The employee in this job must be knowledgeable about and follow the company's safety policies and procedures as described in the company safety manual

WORK ENVIRONMENT
- Spends approximately 50% of the time sitting, and 50% of the time either standing or walking while on the job.
- Occasionally lifts up to 30 lbs., when moving project binders, office supplies or files, and may stoop, kneel, crouch, and balance while performing these same functions
- Occasionally required to climb, crawl, stoop and negotiate ladders, stairs, or other routes at and within project sites in order to fulfill duties
- Constantly uses verbal and auditory capacity enabling interpersonal communication as well as communication through automated devices such as E-Mail, telephone, and MS Teams Messenger
- Ability to travel 25% of the year as required to complete projects
PHYSICAL AND MENTAL ACTIVITIES AND REQUIREMENTS
- Talking: Especially where one must frequently convey detailed or important instructions or ideas accurately, loudly, or quickly.
- Physical Strength: Non-Sedentary work, standing and walking most of the time. Must be able to lift, push, pull, and move a minimum of 50 pounds.
- Reasoning Ability: Ability to deal with a variety of variables under limited standardization. Able to interpret various instructions and relay instructions to clients
- Attendance is an essential duty of the position. Employees must work regularly scheduled shifts, during business hours to assist members and sell services in-person.
