Community Consolidated District 89Position Summary: This position is responsible for the efficient operation of the maintenance department in all facilities and grounds of the District in order to provide a safe and healthy environment of students and staff. In addition, the Director must supervise and train staff, manage the maintenance budget and complete all related purchasing/receiving/warehousing operations of the District.

Essential Duties (Other duties may be assigned.)
1. Maintenance
  • Oversee and Manage the District's Facilities, Grounds, Inspections (Both Internal and External) and Maintenance.
  • Examines school buildings and grounds on a regular basis for needs, repairs, and maintenance.
  • Will troubleshoot and Repair HVAC, Electrical and Plumbing Systems.
  • Responsible for deciding when a project should be performed In House or Outsourced.
  • Assumes primary responsibility for the safe operation of all electrical, mechanical, and structural elements of all the District-owned facilities.
  • Manage the Districts AHERA Asbestos Management Plan.
  • Oversee the Districts Integrated Pest Management Plan.
  • Oversee Elevator Inspections, Certificates and Remediation.
  • Oversee Fire Prevention Inspections and Remediation.
  • Respond to Districts Emergencies both during and after work hours.
  • Manages and Adjusts Districts Building Automation System.
  • Work with and Maintain Districts Work Order System.
  • Manage Parking Lot Maintenance.
  • Oversee Preventative Maintenance of Equipment.
  • Oversee Custodial Operations and work in conjunction with Custodial Supervisors.
  • Oversee the Maintenance and Repair of the Districts Kitchen Equipment.
  • Manage Lock out Tag Out and Hazcom programs as well as yearly training.
  • Implement Districts Energy Management Strategies.
  • Schedule HVAC equipment run times.
2. Renovation and Construction
  • Confers with school principals, the assistant superintendent, architects, engineers, and other parties while planning for improvements to school grounds and/or buildings.
  • Works directly with architects, engineers, contractors, and staff on all renovations done in the District.
  • Acts as the Owner's Representative on all construction projects.
3. Purchasing, Receiving and Warehousing
  • Order supplies as Required.
  • Oversee Districts Paper Delivery.
4. Personnel and Evaluation
  • Assists with the recruiting, hiring, training, supervision and evaluation of all maintenance staff.
  • Develops and maintains in-service training programs for safety and accident prevention, monitors self-inspection programs, and compliance with State and Federal statutes.
  • Assumes responsibility for all employees under his supervision. Monitors staff time records and certifies them for salary payment.
  • Evaluates the job performance of all maintenance staff on a regular basis and determines remediation procedures when necessary.
5. Budget Management.
  • Develops policy recommendations and budget for an orderly replacement of existing movable equipment.
  • Develops the maintenance department budget under the direction of the assistant superintendent considering existing inventory, past expenditures, and future needs.
  • Exercise budgetary control.
  • Will develop a ten-year preventative maintenance plan for District owned equipment.

6. Knowledge of Regulations.
  • The Director is responsible for knowing and applying Federal and State law, local codes and Board of Education policy including Right-To-Know and Illinois Health & Safety compliance, Illinois Department of Public Health (asbestos) records, toxic substance compliance coordination, Americans with Disabilities Act compliance, and local fire/health inspections.

Supervisory Responsibilities: This job has responsibilities for all certificated staff, educational support staff employees, student teachers, interns, volunteers working in the school as well as all students while in the classroom, on school grounds, during district transportation to and from school and during all before and after-school activities.

Qualification Requirements:
  • Journeymen Level experience in Building Maintenance and Construction Trades.
  • Supervision Experience in Building Maintenance, Construction Trades and Managing Employees.
  • Experience with Project Management and Construction Oversight.
  • Experience with Operating Building Automation Systems, Programming a plus.
  • Ability to read Blueprints, Schematics and Mechanical Drawings.
  • Working Knowledge of Heating, Ventilation and Air Conditioning Systems.
  • Working Knowledge of Electrical Systems.
  • Working Knowledge of Plumbing Systems.
  • Excellent Written, Oral and Technological Communication Skills.
  • Ability to provide excellent Customer Service Support in Various Situations.
  • A Leadership Style that is Collaborative and Builds a Culture of Professionalism.


Skills Required:
  • Ability to read, analyze and interpret documents, blueprints, schematics, and correspondence.
  • Ability to establish and maintain effective working relationships with all members of the school community.
  • The ability to communicate clearly and concisely, both orally and in written form. Ability to write reports as needed. The ability to effectively present information and respond to questions.
  • Ability to complete mathematical operations and apply concepts of algebra and geometry.
  • Ability to solve problems and deal with a variety of concrete variables in situations where limited standardization exists
  • Ability to perform essential duties within school district requirements and Board of Education policies.

Physical Demands:
  • While performing the duties of this job, the employee is regularly required to sit, stand, talk, and hear.
  • The chosen candidate should have the ability to lift moderately heavy objects (up to 80 lbs)
  • One must possess the ability to climb on roofs, work in high places.
  • One must also be able to work Indoors or outdoors while possibly under extreme conditions.
  • This position must have the ability to work in a noisy environment.
  • One must hold a valid driver's license, with a driving record that is void of moving violations.
