Real Capital Solutions (RCS) is a rapidly growing private equity owner/operator of real estate with over 55 employees, located in Louisville, CO. The Company's current property portfolio comprises over 80 projects and more than 18 million square feet of office, industrial and retail space-both in Colorado and in select markets nationwide. We are also continuing to expand the company's acquisition initiative into other national markets. This position will be involved in our expanding real estate portfolio-both here in Colorado and in other national (and potentially international) markets.

About the role

The Company's current property portfolio comprises over 80 projects and more than 18 million square feet of office, industrial and retail space-both in Colorado and in select markets nationwide. We are also continuing to expand the company's acquisition initiative into other national markets. This position will be involved in our expanding real estate portfolio-both here in Colorado and in other national (and potentially international) markets.

What you'll do
Work in conjunction with the Asset Managers to hire and manage the 3rd party leasing relationships for the properties.
Analyze, negotiate and approve prospective new and renewal leases.
Conduct periodic market surveys to ensure that the portfolio is achieving market rates - and make recommendations to the Asset Manager and Sr. VP of AM.
Develop relationships with key tenants in the portfolio to promote accretive lease expansions, extensions, and other new opportunities. Establish consistent communications with key tenants, and regularly report on progress/intel from such interactions.
Establish long and short term leasing strategies and goals for each property to maximize investment returns
Track the properties' occupancy (vs. proforma) in an effort to maximize overall performance of each property
Perform periodic property site inspections to ensure property performance and high standards of leasing and property management, to help ensure tenant retention.
Work with the Asset Managers to create annual leasing budgets.
Assist the Acquisitions Team with underwriting and vetting of key assumptions (e.g., lease rates, absorption velocity, tenant improvement funds, and CapX needs) on properties that may transition into the RCS portfolio

Qualifications
Bachelor's degree in business, finance, economics or related field (and/or a commensurate level of work experience in the commercial real estate arena).
Minimum 10+ years of experience as a leasing broker, with emphasis on office properties.
Proficient in MS Excel, MS Word, Power Point at a minimum.
Ability to analyze and compare prospective leasing deals based on Net Effective Rent
Excellent communication skills, both written and verbal
Proven organizational skills with attention to details
Excellent interpersonal skills with a professional and dynamic demeanor
Intrinsically motivated and creative
