Title: Chief Facilities Engineer

Salary: $105,000 - $120,000

Location: Dallas, Texas

Job Summary

The Chief Engineer will manage plumbing, electrical, access control, HVAC systems, and other mechanical duties as assigned. The ideal candidate will be proactive in identifying potential issues and ensuring that all systems operate efficiently. Strong communication skills are essential to maintain effective interactions with tenants, contractors, vendors, and other stakeholders.

Essential Functions
  • Assist in implementing the company's strategic plan for office properties and ensure its execution at each location.
  • Deliver work and personal interactions consistent with the high standards of the company's office portfolio.
  • Participate in the hiring, training, development, and evaluation of the engineering team.
  • Foster an environment of collaboration and support among engineers, employees, and vendors.
  • Ensure all operating systems within the portfolio are maintained at a level that reflects the premium quality of the facilities.
  • Evaluate, repair, and maintain plumbing, electrical, and HVAC systems within the buildings.
  • Communicate with the General Manager on matters requiring external expertise.
  • Respond to tenant reports regarding mechanical or maintenance issues promptly.
  • Utilize tools and supplies necessary to complete repairs and maintenance tasks.
  • Maintain corporate safety procedures and adhere to access control regulations.
  • Coordinate evacuations in the event of an emergency.
  • Respond to work orders for plumbing, lighting, HVAC comfort, minor electrical work, and other maintenance requests.
  • Ensure the proper maintenance of safety systems such as fire alarms, carbon monoxide detectors, and smoke alarms.
  • Assist with the solicitation, administration, and execution of repair and maintenance contracts.
  • Supervise and coordinate contractors and vendors, ensuring timely and quality completion of projects.
  • Monitor utility consumption (electricity, water) and update tracking systems accordingly.
  • Manage construction projects, such as tenant improvements and common area renovations, including reviewing architectural plans.
  • Calibrate instruments and tools as required for job tasks.
  • Perform preventative maintenance on equipment.
  • Be on-call as required.
  • Complete miscellaneous tasks, special projects, and other duties as assigned.

Qualifications & Skills
  • High school diploma or GED required.
  • 4+ years of building maintenance experience preferred but not required.
  • Ability to attain SMA certification.
  • Ability to work evenings and weekends as required.
  • Willingness to inspect, evaluate, and repair mechanical systems.
  • Ability to climb heights, lift up to 60 lbs., and work from ladders.
  • Strong customer service orientation.
  • Detail-oriented, energetic, and a self-starter.
  • Computer literacy, including proficiency with work order systems, Microsoft Office, and Dropbox.

Physical Factors
  • Work environment is both indoor and outdoor, requiring sitting, standing, walking, and movement across various body positions (e.g., climbing, lifting).
  • The role involves working in various temperature conditions and may include hearing, speaking, grasping, carrying, lifting, and hand or arm movement.

Working Conditions
  • Shift hours may vary, with possible overtime and on-call responsibilities.
  • Respond to after-hours service calls across multiple properties.
  • Collaborate closely with security and housekeeping to maintain facility operations and standards.
